Kelly was my real estate agent when I recently sold my home in the Sunset Hills neighborhood in Ballard. She went way above and beyond to help me get my house on the market quickly, even helping scrub the garage roof and move huge amounts of boxes in my basement. In addition, she really worked with other realtors at Windermere to help determine how best to show my house, how to price it appropriately, and was a huge advocate for me throughout the process. There was some hand-holding... Kelly has amazing, positive energy and I cannot recommend her highly enough!

From the minute we met these two, we were impressed by their professionalism, knowledge, and attention to detail. Immediately after our initial call, Chris and Margeaux Bajuk, hit the ground running. My husband and I, asked for their expertise in locating a new home for our son, who was a first-time homebuyer. We were so pleased by how they made themselves very available, especially since we were dealing with a short amount of time to find him a new place and it was during the holidays. There was such a willingness to assist us at every step of the way. Chris and Margeaux took our son to see many places in his budget, all the while educating him on the Seattle real estate market and assuring him that, yes, they were going to find him a home. Knowing about the various neighborhoods, they identified which one would be the right fit for a young person too. In addition, they brought up important points we hadn’t thought of, which is a crucial part of a real estate agent’s job. Like, how well-funded is the HOA? Chris and Margeaux simplified the process for us and isn’t that how it should be? They consistently kept each one of us updated with emails and texts, so we never felt out of the loop. Questions were answered swiftly and deftly. If they didn’t know an answer, they found out. My husband and I have bought many houses over the years and the level of attention this time was superior to those other experiences. We felt such confidence in them throughout the process. This skilled team constantly went above and beyond what was necessary or expected. For example, taking a video of a home so we could see it, as we are living in another city. Or, sitting down with our son when he signed all the papers. Or, sending us a photo when dropping off the keys to our son personally, when the home became his, in plenty of time, I might add. From these two we felt genuine excitement for him at closing, as they clearly knew this was a big moment in his life and shared in that celebration. The place they found him in Ballard is ideal and exceeded our expectations in many ways. This area was our first choice, but with steep home prices in this neighborhood, we weren’t sure this was a realistic goal. But because they kept abreast of what was coming on the market each day, we jumped on this new listing and got it. Now, our son has a great place to call home with everything this neighborhood has to offer nearby and downtown only a short distance away. We highly recommend Chris and Margeaux Bajuk to help you in your search for your next beautiful home in the Seattle area. All of us know we’ll use them again in the future.

I worked with Chris last fall for the purchase of my family home. He was friendly, easy to work with and knowledgeable which was a refreshing change fromm my last two real estate experiences. After finding out our needs and wants he went to work narrowing down our option and finding several homes for us to look at making the process of looking at endless homes non existent. I was very interested in one of the homes and decided to have Chris write up an offer below asking. Chris negotiated the deal back and fourth with the sellers agent and ended up saving us 30,000 off the asking price. He also followed through attending the inspection of the home and the re inspection to make sure all the fixes had been done. I was thrilled with the service Chris provided and would recommend his services to anyone. He is top notch.

I have bought and sold numerous homes and the secret sauce for an excellent real estate expert is simply his or her attention to detail. If there is one thing that can be said for Phillipa Leseberg is she pays extremely close attention to the fine details. Details that sometimes in a flurry of hot market can be easily overlooked. I was very fortunate to have Phillipa involved in my last home sale. She envisioned my West Seattle Cape Cod in a whole new light. Thanks to her vision and dedication, my home sold for 20% over my original asking price and it sold in just one day. I cannot recommend Phillipa enough. Her attention to detail will astound you. She will certainly exceed your expectations and bring a tremendous value to your real estate experience.

I discovered my passion for real estate the minute I closed on my first property. I later sold it for a nice profit, and was hooked! In our current market, it is important to find a real estate broker that understands investing for today and the future. My industry experience and B.S.B.A. in corporate finance and investments have been invaluable tools when guiding my clients through a successful purchase or sale. Whether we are discussing stocks and bonds or real estate, the same rules apply for investing in any market: buy low, sell high, or in some cases, buy low, collect monthly cash flow, sell high. I offer my clients exceptional service and the knowledge I would expect when choosing a professional. I can help you with your residential or commercial real estate needs. Whether you are looking to buy a primary residence, second home, an apartment building (multi-family), or to lease a space for your business, I am your broker.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

  • Represent clients who are looking to buy, sell and rent properties.
  • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
  • Determine competitive market prices by comparing properties.
  • Create and publicize lists of properties for sale, including details such as location and features.
  • Market properties through advertisements, open houses and listing services.
  • Show prospective buyers or renters properties.
  • Present purchase offers to sellers for consideration.
  • Mediate negotiations between buyer and seller.
  • Ensure that all terms of purchase contracts are met.
  • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

  • Home inspection: $200-$350 or more, depending on region.
  • Home appraisal: $250-$400 or more, depending on region.
  • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
  • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
