I chose them because of the reviews and amount of business he’s actually done. I scheduled an appointment only to found out he actually worked on other houses in my new construction community. He came on Tuesday with one other worker and they completed the job within 4 days which was amazing Considering the work to be done. I gave him some ideas on what I was looking for and they did exactly what I asked for. I love my yard and appreciate The quick work and attention to detail. I had to work all week so it was nice to come home and see the significant progress each day. If you want quality work for a fair price look no further!

Leno and his associate did a great job on our interior painting project. We have high ceilings, which they handled with ease. Quality and timely work. We also had them spray paint our doors, as well as paint our trim and window sills (which required removing and re-installing all blinds - Leno was happy to do). He even came back at a later date to touch up a couple spots. All for a fair price. Will likely be using again and would definitely recommend them.

Art responded to my request for help with a leaky toilet. It had been installed improperly during the construction of my new house, and the construction plumbers had come back to fix it, but were incompetent! Art came out and at my request installed a flange extender kit which solved the problem of the original flange being installed too low. He was very professional and got the job done. He cleaned up after the project, and after the caulking dried, no leaks. I will ask Art to work on projects at my home as needed in the future. Thanks, Art!

R&R (and the owner Ricardo) was the main contractor that implemented my landscape plan (had a landscape architect draw this up separately). He came in with a fair bid and executed the following: 1.) Build of a block retaining wall with capstones 2.) Complete replacement of soil and mulch for the yard 3.) Planting of various species of trees and plants for the yard according to the landscape plan 4.) Installation of pavers and gravel where needed My property was not in an easily location (elevated) - so the work was back-breaking to haul up and down the stairs. His people did this without complaint and R&R was done 4 days before the final date promised on the landscaping. In addition to the landscaping, Ricardo (owner of R&R) is extremely knowledgeable about construction so is able to help you plan around future projects that you may want to put in place (e.g., pergolas). I wish I had known him before I bought my current fence as well. I would recommend R&R without hesitation.

Josh and his crew at JWBuilders did exceptional work on our new Timbertech deck! From working through all of our ideas to the deck plans, the permit, and quality construction of the deck-- JMBuilders covered it all. They were reliable, knowledgeable and made the process seamless. We needed custom screens for our house and Bobby did a great job. He quoted a fair price, came and measured, returned with the screens even sooner than promised and when the cost was less than anticipated he passed the savings on to us with a lower end price. From the very first meeting, we felt at ease working with Fernando. He understood what we were wanting to accomplish with our kitchen remodel and offered cost saving suggestions and even space planning advice. The final product was a beautiful and practical move-in ready remodel. We really enjoyed working with Cosmin on our two bathroom renovation projects. His patience and attention to detail really paid off and we have received many compliments on his craftsmanship already. Before we started, Cosmin was able to produce a rough project overview and remained very organized and punctual throughout project. This helped relieve a lot of the stress that normally comes with renovations because we were able to plan our own schedules and workdays ahead of time. We are already planning on having Cosmin come back in a few months for more tiling and renovation work.

We love our new deck! I have 3 children (4 years, 2 years and 9 months) . Before the deck, they had a difficult time going outside on their own. We had a horrible concrete step leading onto a concrete slab. Now, the kids can safely walk onto the deck. Austin was amazing! Professional. And he was very nice to my children (and one is quite the conversationalist!) If you are searching for someone to complete a project at your house or business, I highly recommend Austin! The price was great and he is work is beautiful. We are very happy with our completed project!

Brian and his crew did an outstanding job on my deck project. It was a somewhat complex job as it had two levels and the second level partially surrounded a pool area. The Ronin team worked with me and found the best solutions to a variety of portions of the decks that needed to be completely rebuilt and some that repairs could accomplish. Brian worked with me and kept the project on track and on budget so we could enjoy our decks as soon as the summer weather started. I would highly recommend Ronin Construction and would work with them again anytime.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
