- What should the customer know about your pricing (e.g., discounts, fees)?
Contract pricing can be confusing. It can be material and time, or time, or cost plus. Contractors typically charge less on time if it's a big project because the cost of materials is usually higher. A general rule of thumb for remodeling is to add around 35-50 percent over the cost of materials because of the intensity of work, detail, and time involved. There may also be change orders, which are basically add-ons to a job. A general contractor will add about 10 percent to a fee or price that his or her subcontractor charges. A general contractor can hire other people with specialties. A benefit of this is the job will be completed quicker. A specialty contractor may charge less for the same job, but it will logically take longer because everything is done by one person.
- What is your typical process for working with a new customer?
I talk with my customers about my experiences, and what to expect with a project. This includes time, expense, and expectations. I make it known that I'm not a high pressure salesman and whatever the customer wants, I will work with them. A note to potential customers - Thumbtack isn't all of my jobs. I continually research new designs for ideas. There is always something to learn.
