Nick did a great job creating my as-built floor plan drawings. The plans had all the necessary info present to meet the strict guidelines that the City of Seattle requires. I won't hesitate to use Nick again for engineering related needs!

Last year, we had a company from Puyallup complete some remodeling for us in our home. Oh how I wish we would have found Build N Save prior to that endeavor. Working with BNS was a COMPLETELY different experience; an experience full of professionalism, accountability, trust, and outstanding craftsmanship. Johnny was on-site at our home, at least once, during every day of work. One hundred percent of the employees we encountered were professional, on-time, and had outstanding work ethics. It was apparent that there was excellent communication between all members of the BNS team, as each employee was always able to communicate what the plan of course was throughout every step of the project. Johnny was always easily accessible, and was in constant communication with us on a daily basis. We never felt reluctant to reach out to Johnny with questions/concerns. We felt as though Johnny and the team sincerely cared for the wellbeing of our family. We needed a wheelchair accessible bathroom built on extremely short notice, as my mother fell ill and had to move in with us. This being said, Johnny and his crew were able to begin the project right away, and finished within two weeks time! The BNS team was incredibly efficient in their duties, and the quality of their worked never lacked. We will never consider another company to work on our home, and have already referred several friends and family members. Save yourself time, and do not consider anyone else! Bravo, Build N Save!

Lawrence Houston assisted Fremont Community School with planning and designing new construction and also remodeling of an existing home. He resolved challenging issues which required balancing structural integrity with aesthetic outcomes. Lawrence carefully guided us through the process and effectively worked with the City's Planning Department to find solutions which were both cost effective and also met our functional needs. Lawrence is patient and easy to work with, listens well and diplomatically outlines issues with a variety of approaches. He is creative with his ideas, responsive to our needs and watches out for our “best” interests. Teresa Donovan, School Administrator

We had Evan put in new trim in our house and fix some other items that our previous contractor had left unsatisfactory(floor transition pieces coming up, door trip broken, missing grates, etc.) Evan and his team were amazing. If we had known him prior to this project, we would have hired him first. You will be quite pleased with Evan and his work. We cannot wait to hire him again!

Paul was honest expressing design additions that would or would not work with existing house in order to bring together a cohesive, attractive exterior by taking note of unique features and incorporating those in a thematic manner. He took the best and threw out the rest!

Mariusz prepares landscape CAD drawings for landscape projects I design. Mariusz is professional, pays attention to detail, is accurate, efficient and responsive. In addition, Mariusz did an excellent job preparing all the CAD architectural drawings for our home that was designed by architect, Brian Peters, AIA. Working with Mariusz is a pleasure and I highly recommend him.

When I decided to remodel the front porch of my 1913 Minneapolis home, Brandon's involvement served to elevate the project from renovation to redesign. He listened closely to my desires and budget, collaborated through the sketch and idea phase, and achieved every project goal with his unique design. Brandon re-imagined the porch with wider, sturdier window bays and clerestory that reflect, unify, and enhance the existing geometry. At the same time, his design celebrates and remains faithful to the period of the architecture. As a result, my home has a unique look that continues to receive rave reviews from friends and visitors. People are surprised to learn that the porch was redesigned, because it looks original to the house. Working within my budget and constraints, Brandon's work certainly added value to my home. Brandon has an exceptional, creative intellect and a deep knowledge of architecture, environment, and design. He is modest, timely, and very easy to work with. I would recommend Brandon to anyone seeking to add value to a design project.

I had Chris out to my house recently to redo our house. When i say redo, i mean redo. A pipe broke but it was more like a slow leak so when i had my floors rotting out that rippled into walls we decided to redo everything. We had hardwood and tiles put in and they were flawless. I dont know if i can attach pictures but if i can i will. He remodeled our bathroom, our kitchen, and our living room. Remodeled half of our study and my daughters room. I painted the whole interior to get rid of the mold. Insulation and plumbing was done by a sub he recommended but everything turned out flawless. I loved getting updates while i was at work or out of town. Toni sent me pictures of extra work that was going to be involved and asked if i wanted it performed not pressuring me into it. I also appreciate the fact that they worked weekends. I appreciated the fact that they were so courteous of my stuff, covering my clothes when they sanded the drywall in the laundry room, carefully placing my paintings where they would not get broken, etc. At one point, something was cut short, it was a really simple mistake but Chris went and got some more to replace it. I really appreciated their honesty. They did what they said they would do and on time. I wouldn't hesitate to recommend them to anyone. I loved the fact that they fixed the issues and i loved the fact that they stayed within their estimate even though most of the work was hourly rated. They really increased the value of my home! Call them for repairs or remodeling...

John designed and engineered our new home build. We would have loved to have had him build it as well but we were a little too far for him. One thing I can say is that John gave me a great education about what we were in for in getting this house built. He was spot on with how the process was going to go and the pitfalls to avoid. This project was the hardest thing I'd ever done. We emailed John with questions as we were constructing and he was always happy to give his opinions and input. The house is finally complete and we love every square foot of it. We ended up paying only $2800 for the plans and engineering. We had an architect quote us $6000 minimum. I can't say enough great things about All Phases Building.

I hired Ms. Liu to design a 1200 sq. ft. addition and renovation for our mid-century house. To my surprise, she managed to create a loft and roof deck with a view of Puget Sound. The renovation transformed the small cramped kitchen into an open modern space. In addition, she recommended energy efficient equipment and windows, as well as ideas for the future, like solar panels and low voltage lighting/wiring. We were able to use recycled and sustain materials. I love the new bamboo staircase. She is a very good and talented designer. We enjoyed working with her.

Jim was brought to my house at the beginning of planning by the contractors I chose to do the work on my house. I particularly liked the fact that Jim would listen to me and what I wanted. He let me know what some of the things I could expect in the process. He also was up front about how much this would cost until a final decision time for me on whether I would proceed or stop the process. A misinterpretation of my first description of my desires was quickly corrected. Jim offered suggestions for me and was extremely open to change and modification of the plans. He was easy to work with and responded promptly to calls and questions from me. I would work with him in the future if I had the need of an architect.

Cary designed a multi-level deck as an addition to our existing home. Cary is very familiar with the local building codes, was able to give solid advise in this regard. During the design process Cary showed to be a very good listener, was patient and extremely collaborative in order to understand our requirements as well design goals for the addition. His turn around time was quick and the materials (drawings) provided for the county building permit as well our contractor were very clear and detailed. During the construction phase Cary worked effectively with the contractor addressing some questions and making some minor design changes. Overall the deck turned out to meet all our requirements, it looks great and the county building inspector was raving about the solid design of the deck.

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

        How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
