Brian showed up a couple days early trying to dodge the weather and stop our leak. Had the work done so fast I felt bad paying for it. He also took pictures to show me how soon I would be giving him more money to prevent additional problems from my 17 year old roof. Full southern exposure is good for plants but bad for roofing and vents. Still, its better to know what's coming. Job well done. Personable and professional. Hire Brian.

Monte installed a 2" plumbing vent from a bathroom through the roof. Cleaned roof and gutters of debris, pine needles and cleaned the porch of debris that he blew off of the roof. Great guy. Showed up on time in a professional manner and conducted the business at hand to standard. After installing the drain vent Monte offered to clean to roof at discount because he was already on site. He did a good job at that too.

Absolutely perfect experience, so I am highly recommending this company! Mr. Tim is very professional, experienced, honest, and just super nice individual overall. I originally hired Mr. Tim to replace a roof on my rental, but slowly kept adding other things like installation of a new skylight, new gutters, new storm door to name a few. Communication was also excellent. I couldn't be on the job site everyday but received updates and photos of everything that was being worked on. I would give this company 10 stars if I could. Never in my life I've had such a wonderful experience with a contractor. Thank you Mr. Tim:) I will be calling you very soon.

Diego responded right away and gave us a very reasonable bid to do our roofing project. He and an assistant were able to start within a few days of the bid and did a good job. I highly recommend D&C.

After reviewing roofing companies I chose NP Exteriors as my company based on the contact and concern they presented during the bidding process. Their customer service is truly unequalled. As with most projects, they came across additional problems while inspecting and re-roofing my mothers home (1600sqft). Each obstacle was reported right away and well articulated as to why it was a problem. They never slowed down despite my old house and the challenges presented. From beginning to end, service and product were top notch. Very, very pleased with the results. More than anything, the leaky roof had left my elderly mother frustrated and worried about her home. They removed all concern upon first contact and treated her with respect and professionalism throughout. You can not go wrong with Northern Pacific Exteriors. -Happy in Renton

Gafco did a wonderful job painting our house! We had 4 painters and a supervisor arrive at 9AM. They did all the prep work and gave our 1800 sq foot home 2 coats of paint in addition to priming the trim. They did the whole house in one day. It looks really great!

Sound Pacific completed a re-roof on a house I've owned for years. It was an old torch down and now a 30+ year TPO membrane roof. Michael Hedgecock and his crew know roofing. They did an excellent job.

We are looking at several other construction projects for them to bid and complete. We would definitely recommend and will hire again!!!

Cliff cut soffits and replaced vents in our roof. We had very hard time getting roofing contractors to come out and assess the work as we are in peek roofing/rainy season. Cliff gave us a reasonable quote below the cost of other roofing contractors and completed the project in less than a day.

We had the Valor Gutter Cover system installed after researching available options. The Valor system is designed for the Northwest using materials made for the weather and for addressing pine needles, pollen general litter not just broad leafs. The engineering makes sense for those tired of cleaning their gutters and unclogging downspouts. The sales manager Kurt was friendly, informative and professional. The install crew showed up on schedule, worked efficiently and thoroughly cleaned up when finished. We highly recommend Gutter and Roof Solutions NW Mike and Yrish Feldman - Renton, WA

Elias and his team did a great job with with what started as a drywall repair and turned into a whole house remodel after seeing their quality of work, attention to detail, timeliness and willingness to do whatever it takes to meet your expectations. They do it all - I had them install vinyl flooring, tile a shower, re-finish kitchen cabinets, install bathroom vanities including plumbing & remove popcorn ceilings and paint the entire inside of the house. Elias managed it all and was my single point of contact throughout the whole process. He was not satisfied until I was completely satisfied. I look forward to working with them again.

Alex is very good at his job, he did all the work I needed and it turned out great. We needed a bathroom tiled and new toilet installed and 2 medicine cabinets and lights to replace larger ones. He keeps the area clean and comes at the time he said he would. we have already talked to him about a shower install and putting on a new roof. his prices are very good and he is flexible and very easy to work with. I highly recommend him. thanks

I had hired a different contractor who started job and bailed. Brian at craftsman construction saved me! I had them convert garage space into a bonus room. They also did a lot of sheetrock and sheetrock repair plus the entire house finish work/trim and painted walls and all doors. They did an impressive job, I would highly recommend!

Hire this guy. I am a General Contractor and after dealing with several flakey roofers, I stumbled across Lance here on Thumbtack. Lance is an excellent roofer and his prices are good for the budget. Lance and his crew even tried to roof my project 9/12 pitch in the snow. He really put forth a great effort and does what he says. Can't say enough great things about Rodby Roofing

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
