I hired Recol to sheetrock and paint the Interior of a workshop with studio apartment above. I am a perfectionist and look for high quality results. I was willing to accept a mediocre finish in the shop but wanted a high quality finish in the studio. I requested bids from four companies. Recol was not the cheapest, but when they came to measure for a bid they were prompt and very professional with obvious knowledge of the work that needed to be done. I accepted their bid and couldn't be happier with the results. The shop walls and ceiling are perfect! More like a high end residence than a shop. The studio is perfect also. The workers were all very good people and a pleasure to have on the property. I highly recommend Revol for any job they are willing to bid. I'll be calling them for my new house! To whom it may concern; Hawaiian Construction has performed many jobs on this property for several years. Repaired leaking ceilings, sealing & painting & recently a major rehab on a vacated apt. The workmanship is high standard as well as the quality. The end result is always more than was expected. The property has always been very happy with the work performed. Communication is the key between any manager & contractor before, during & after the project. Robert & Julie Black have always kept management in the know of the projects being worked on. No surprises. Hawaiian construction & any of their employees are punctual, & if something unforeseen holds them up they call & let you know that the timeline has changed & why. Cost is always the main factor in hiring a contractor a Robert is able to keep costs where they need to be for an affordable property. Ridgeview Terrace would definitely use Robert & Julie Black again for any of the above mentioned projects. Any & all concerns are always addressed to management when requested. Julio and his team did a great job of cleaning up my rock gardens and saving an apple tree from a neighboring bamboo plant. They aerated the soil and laid down compost prior to completing the job. Before they left they also cleaned up a couple of other areas on my property and made arrangements to come back to complete a task which they discovered while working and did not have the right tools for. They arrived on time and completed the job on time and completely cleaned up before they left. My yard looks fantastic and my apple tree is starting to show signs of recovery! I would not hesitate to hire them again. Great crew - a pleasure to do business with.

R&R (and the owner Ricardo) was the main contractor that implemented my landscape plan (had a landscape architect draw this up separately). He came in with a fair bid and executed the following: 1.) Build of a block retaining wall with capstones 2.) Complete replacement of soil and mulch for the yard 3.) Planting of various species of trees and plants for the yard according to the landscape plan 4.) Installation of pavers and gravel where needed My property was not in an easily location (elevated) - so the work was back-breaking to haul up and down the stairs. His people did this without complaint and R&R was done 4 days before the final date promised on the landscaping. In addition to the landscaping, Ricardo (owner of R&R) is extremely knowledgeable about construction so is able to help you plan around future projects that you may want to put in place (e.g., pergolas). I wish I had known him before I bought my current fence as well. I would recommend R&R without hesitation.

Cliff Taylor from Taylor Made Construction has done numberous jobs on the house I own with my sister. It started with a new roof and gutters,and has continued thru additional jobs including the remodel of the downstairs into a separate apartment, which included adding a full kitchen, dining room, extra bedroom and closet space. He fixed the water leakage problem we had in the basement by adding a new drainfield in our yard along the side of the house, which he later covered with a new sidewalk. It's so nice to walk from the back of the house to the front without walking thru the wet grass. He enclosed and finished our back porch with screen doors so we no longer get all the dirt and leaves blowing in from all directions and added fans to keep it cool in the summer. On top of that he added a new deck off the porch all enclosed by a fence. We now have a very nice private deck for the bbq, set up with chairs for watching the sunset. He also helped us with security by putting up motion sensor lights and cameras all along our property. I am so amazed by all his work. Top of the line, done quickly and efficiently. When he worked on our roof, there was never any nails or garbage left around the house, he always worked without interupting us and was very concise and clear about the cost and time needed to complete the job. The downstairs was turned from a single bedroom, living space and unfinished basement into a complete apartment. We now have a full kitchen, two bedroom, one bath rentable living space which adds a ton of value to our house. And the best part about all the work is that is looks like it was always that way. You can't tell a remodel even happened. He even fixed our hot tub!! I would highly recommend Cliff Taylor for any job, large or small. I have already recommended him to my family and he has done great work for them as well.

Zackary was hired for two separate projects. Our garage was in terrible condition (100 year old property) and he rebuilt/designed the space for use as my husbands office. We also had him custom build a fence on challenging terrain! He showed creativity and attention to detail with both projects. I plan to use him for a future basement remodel.

I've owned a condo in Lakeview for about 9 years, and it's managed by another management company. Our management fees have gone up regularly, and we have been hit with special fees after the "projects". Not to mention, getting issues/concerns dealt was virtually impossible. I thought this was the way property management went, and I had to deal with it. When I got married, I became more involved with my husband’s condo, and the dealings with his property management company, APMPros, Let me tell you, I have been blown away by the major differences! SJC provides a complete property management services offering. Jason Clifford is my primary contact and management my account with 10+ tenant units for over 10 years. In that time, Jason and his team provided professional and quality results. As investment real estate owners know, managing the day-to-day operations of rental properties requires significant time and effort. Above the property management requirements, there is tenant management. Lease management, rent collection, and all of the challenges associated can be an emotional drain for all involved. A friend referred us to Josh after we found out we were going to be moving out of Seattle for my husband’s job. He managed our property for us for several years and always found good tenants that paid rent on time, so we never had to worry about making our mortgage payments. When it was time for us to sell Josh helped to quickly sell the property at top dollar after helping us coordinate some presale improvements. I've been a client of T-Square Properties for my rental home for the past 2 years going on 3. They are friendly, highly trained and responsive, literally, I get a response within a business day, phone, email, even texts! They are easy to get a hold of and are specialized by departments: leasing, accounting, maintenance, etc. The leasing team visited my home within a couple days of signing on and made their recommendations and allowed me to do some of the work myself. My home was rented within a few days of being listed and the tenants are taking great care of my home. I know this, because they send me a periodic survey report along with pictures every few months. I know my home is in good hands with T-Square Properties and highly recommend them. In fact, I've referred a couple people and they have been very happy as well!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
