I hired Recol to sheetrock and paint the Interior of a workshop with studio apartment above. I am a perfectionist and look for high quality results. I was willing to accept a mediocre finish in the shop but wanted a high quality finish in the studio. I requested bids from four companies. Recol was not the cheapest, but when they came to measure for a bid they were prompt and very professional with obvious knowledge of the work that needed to be done. I accepted their bid and couldn't be happier with the results. The shop walls and ceiling are perfect! More like a high end residence than a shop. The studio is perfect also. The workers were all very good people and a pleasure to have on the property. I highly recommend Revol for any job they are willing to bid. I'll be calling them for my new house! Thank you Revol, you did a great job and I look forward to using your services in the future.

Happy Healthy Home responded to my request, with what I thought a reasonable bid. As a property manager, I was under a very tight deadline to get the job done. Yaniv, the owner of Happy Healthy Home, assured me he could get the job done on time. As it happens, and because I am so far from his home base, we ran into a snag on timing. However, Davinci, one of Happy Healthy Home's technicians arrived from Seattle all the way to Gig Harbor at 6:30 AM to get the job done! Wow! Now that's service, because my new tenants were arriving at 9:00 AM. Davinci did a fabulous job, and even did more than originally contracted for. He was polite, professional and his communication back and forth with me was superb. Yaniv honored his word, and Davinci's performance took all the sting out of services provided a day late. I highly recommend this recommend this company. I would definitely use them again! 5 STARS!

Steve Dahlin has worked for and alongside my spouse and I for more than ten years in many facets of restoration and renovation of our historic property, such as carpentry, siding installation, painting, repairing and restoring historic floors and thresholds, windows, and exterior and interior historic moldings. The projects we've worked on together have focused on jobs both small and large on the renovation of our two-hundred-year-old historic house and barn. Steve has brought his expertise and long experience to solving the often sticky problems that emerge when restoring, preserving, renovating, and replicating historic features. One project particularly stands out: We had found an original, historic window in terrible disrepair and deterioration that we wanted to restore and put back into its original location. Every other contractor, window supplier, etc., that we spoke to told us that the window was beyond repair and that we should discard it and purchase a new one. Steve, however, took on the job and did a fabulous job of restoring the window to not only its former beauty but also its functionality. Steve impresses us with his willingness to come out and help us even when the jobs are very small. Steve has recently worked with us on repairing our historic barn, and we've been very pleased with the result.

Julio and his team did a great job of cleaning up my rock gardens and saving an apple tree from a neighboring bamboo plant. They aerated the soil and laid down compost prior to completing the job. Before they left they also cleaned up a couple of other areas on my property and made arrangements to come back to complete a task which they discovered while working and did not have the right tools for. They arrived on time and completed the job on time and completely cleaned up before they left. My yard looks fantastic and my apple tree is starting to show signs of recovery! I would not hesitate to hire them again. Great crew - a pleasure to do business with.

Initially this relationship started out strong. I had an issue that needed to be handled quickly as it was part of a house sale. He came out and looked at the property and promised a bid by 8-9:00 p.m. that same night. No bid was ever received and he stopped answering text messages, wasting 3 days of my very short time line. This is completely unprofessional to promise to follow through and then don't. Searching the Washington State Secretary of State Corporations page, he has only been in business since May 22, 2018. If you need a reliable person to get your project done quickly, I would not recommend this company.

I've owned a condo in Lakeview for about 9 years, and it's managed by another management company. Our management fees have gone up regularly, and we have been hit with special fees after the "projects". Not to mention, getting issues/concerns dealt was virtually impossible. I thought this was the way property management went, and I had to deal with it. When I got married, I became more involved with my husband’s condo, and the dealings with his property management company, APMPros, Let me tell you, I have been blown away by the major differences! The APMPros makes their owners feel like family, instead of just a sales number. When I saw how attentive Jim and his staff was to all our needs, I was pleasantly shocked! Issues are addressed immediately, with the utmost professionalism, courtesy and respect. The APMPros has established transparent pricing and strong relationships with various contractors and vendors, which boils down to excellent service at very low costs to us. I continue to be impressed by the quality of service and professionalism APMPros demonstrates on a regular basis. A friend referred us to Josh after we found out we were going to be moving out of Seattle for my husband’s job. He managed our property for us for several years and always found good tenants that paid rent on time, so we never had to worry about making our mortgage payments. When it was time for us to sell Josh helped to quickly sell the property at top dollar after helping us coordinate some presale improvements. I've been a client of T-Square Properties for my rental home for the past 2 years going on 3. They are friendly, highly trained and responsive, literally, I get a response within a business day, phone, email, even texts! They are easy to get a hold of and are specialized by departments: leasing, accounting, maintenance, etc. The leasing team visited my home within a couple days of signing on and made their recommendations and allowed me to do some of the work myself. My home was rented within a few days of being listed and the tenants are taking great care of my home. I know this, because they send me a periodic survey report along with pictures every few months. I know my home is in good hands with T-Square Properties and highly recommend them. In fact, I've referred a couple people and they have been very happy as well!

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    What does a property management company do?

    Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants  

    A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

    A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    Do property managers need to be licensed?

    The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
