Nolan and his team are all very nice and professional. During the whole process, Nolan and Lindsey responded to my messages quickly. When onsite, his team removed the old ceiling lights and installed the new ones fast. He explained to me while diagnosing the switch and proposed a right solution. They vacuumed the room after the work was done. I will definitely call him again if needed and recommend him to my friends!

Corey is outstanding. I'm very glad to have hired him. Our project was to paint ~1,200 square feet of retail space including the ceiling. He and his partner did a fantastic job, are clean, reliable, and friendly. I strongly recommend :)

They repaired a ceiling plaster where water damage had been badly repaired in the past. It looks amazing! They also painted. They were prompt and cleaned up everything. I would use them again if I weren't moving away from the area.

Anthony and team came through in a huge way. I originally had lowes contracted to install my basement floors, but after 4 months of dealing with their crap I said enough is enough. Unfortunately I was left with floors that needed to be finished with no knowledge or time to do them myself. This is where Anthony stepped in. I called Anthony and in less than 3 hours he was at my house inspecting the project. Later that same day he called with a bid. At that point I was blown away, Anthony had accomplished in one day what Lowes was unable to do in 4 months. I immediately asked when he could come by and complete the work. The following week Anthony and team were at my house installing the floor. Once his team arrived I had a feeling of comfort, I just new these guys were the ones. After inspecting my floor I asked if he was able to take care of installing baseboard to my floors. Without hesitation He agreed. So in one day, Anthony had installed 200srfr of flooring, cased 4 doors, and installed/painted roughly 800ft of baseboard. After the job was completed he came back to do a walk through with me. He addresses any issues I had (which were very few) and made them right. His quality of work is second to none and his attention to detail is impeccable. I can't begin to express my thanks and appreciation to Anthony and his crew. I also left out one important detail. This was all done over Labor Day Weekend. When everyone else was sitting back and spending time with family, Anthony was at my house sweating away. Furthermore, because of the fantastic work Anthony had done in my basement I also requested him to complete additional work at my house. Needless to say Anthony has gained a customer for life.

Robert, owner of Hawaiian Construction, is amazing. Our townhouse had (what turned out to be) a long-standing roof leak which we only found out about because of a water spot on our LR wall/ceiling. Our association had folks out to tear out part of our wall and ceiling and fix the roof. Then they had 2 bidders come out for the recon work. Robert was the 3rd bidder - and the first to mention that there was obvious water damage at the base of the wall and probably mold behind it. For the next 2-3 months we fought with our association to get mold testing done, with Robert on our side telling us what the association should be doing. Finally the association relented, did the mold test...and we found mold up and down the wall. Without Robert's constant insistence and help, our association would have just sealed up the wall with the mold in it. As to the recon work, Robert insisted that painting just the ceiling and the 2 walls affected by the mold mitigation would not be enough. None of the inside walls had been painted in 13 years and he said (and many others have since agreed) that the other walls would not match the newly painted ones, even if using computerized paint matching. His quote called for all the walls in the "line of sight" to be painted, which ended up being about 2/3 of the house. His bid ended up being lower than the one the association got from a different contractor to just paint the ceiling and 2 walls!!! Robert and his team did a tremendous job on the recon work itself. They finished earlier than expected, did some extra work we asked for at a very good price, and did a better job than we could have hoped. Robert is simply a quality person. Every step of the way he only wanted us to get quality work done, regardless of who ultimately did the work. Probably 10 or 12 times during the bidding process he said "Write this down - make sure that whoever does the work does it thus and so way, otherwise you're going to have issues later on." His focus was always on doing things the right way. He's incredibly honest and candid - he'll tell you what needs to be done, but always in a way that let's you know he cares about you and getting the job done right. Robert and his wife Julie have been an absolute dream to work with. Any future work we need done, he'll be the first one we call. And I would recommend him and his company to any and everyone.

I couldn't be happier about the service Robert provided! He came in, was knowledgeable, and helped me come to a decision of placement of my ceiling mounts. He even went to the store and got better screws! I had to switch our times and he was gracious and understanding and responded so fast. He will be definitely bemy go to guy for service in the future! My son is probably happier about our new addition than I am!

I hired Lopez Remodeling to remove popcorn ceilings and ended up having them remodel the remainder of a 1968 Rambler in Renton. They did an incredible job which included wall removal, ceiling removal/return to vaulted, creation of an open kitchen. They worked with me to stay within budget. They also did plumbing and a variety of odd jobs to make the home look truly spectacular. I will continue to use, and recommend, Lopez remodeling.

My husband and I couldn't have imagined how wonderful the job TJ and Marvin did for us!! We hired them to - pretty much gut our backyard and deck - remodeling everything for us. They treated or job as if it was their own home. It was so much more than what we hoped for. I would - in a heartbeat - recommend them to anyone. The beautiful work they did for us will be enjoyed for years to come. They leveled our backyard, planted new sod, installed all new fencing, built patio with a fire pit. They tore down and built a new, enlarged deck that wraps around the side of our house. They took out our bedroom window and installed sliding doors to the new deck which looks out onto a beautiful wetland. They installed a new ceiling fan. When we moved into our house 5 years ago, our furnace was in one of our bathrooms. Due to the design of the bathroom, there was no way to cover the opening to the furnace - leaving it an eye sore. They took our the door to the bathroom and installed a smaller door - leaving them room to install a beautiful - barn door style door - closing the opening to the furnace. In the future, any remodeling to our home will be easy, all we'll do is call TJ and Marvin!! If I could, I'd give them 6 plus stars!!

We hired Darron to replace our roof in an emergent situation and perform other fixes along the way. Replacing a large roof in the middle of winter during the rainiest span of time we have had in years is no easy task but he didn't shy away from it. He was very professional, courteous and pleasant to talk with throughout all of our conversations. He took the time to really explain his methods and why he would choose certain methods over others and his work is top-notch quality. I have no doubts that my roof will last 50+ years because of his excellent craftsmanship. Over the course of the project, as ours was a long one, it wasn't without it's mishaps. There was a bit of water leakage due to a tarp not being properly in place and a tool was dropped which did cause a dent in our ceiling. I measure a person by their ability to handle stressful situations and taking responsibility for their actions with grace, and Darron certainly measured up highly in this respect. He immediately took responsibility for the repairs and ensured they would be fixed with no cost to us. The fact that he did this quickly and without trying to wiggle out it speaks well of personal integrity; which seems to be rare in this particular profession. Everyone can present a good side when everything goes right, when accidents happen the true self comes out and can not be as appealing. However, Darron kept to his true and goodly self throughout the ups and downs; you couldn't ask for a more trustworthy person to perform such high quality work.

Tech Construction recently remodeled our kitchen and we are so happy that we chose to work with this excellent team and group of contractors. They were a pleasure to have in our home, very neat, paid attention to detail and communicated well throughout every step of the remodel. The remodel was quick, too, and seamless for each component of the cabinets, plumbing, electrical and appliance installation. We've worked with many firms over the years and Tech Construction LLC far exceeds the quality of work, level of professionalism and skills of each carpenter. It was such a wonderful experience. They also sound proofed our ceilngs in the kitchen and breakfast room. They had the experience and expertise to know these advanced skills and truly got it right. Thank you, GIovanni, Benny and Ricardo. We miss you already, but see your smiles and dedication in our kitchen daily.

I really wish that I did not have to give this review, but I feel that people need to know what they are getting. Kurt is a nice guy, but the problem is that he tends to take advantage when you let things slide too much. The first big project I had him do was a remodel of my bathroom, which turned out beautiful. The issue is, it's half done. I wanted a closet put in, trim done, a medicine cabinet framed in, and painting done. He claimed because I did not have the medicine cabinet, the rest of the work couldn't get done. The bathroom originally was slated to be done in 2-3 days, it ended taking almost 2 weeks. The bathroom looks nice, but it also looks half done. Kurt also did a couple of small jobs around my house, install ceiling falls, put up christmas lights, no complaints there. The next project I had him work on was my front steps. Now, I pay someone to do the work, I don't pay someone so that myself or someone else living in my home have to help. 700.00 later, my friend had the finish the job. Again, another project paid for that was not completed by him solo. The last project which prompted me to write this review, was to install the remaining hardwood floor in my house. Kurt was at home for 8 hours and laid down not even a 1/8 of the floor. In the time he was there for 8 hours, my roommate laid down half of that 1/8 of the floor Kurt did. He took an hour lunch (fine), but then decided to do a bid across the street while he was on MY time. Came back an hour later, and at this point the nailer stopped working so he called it a day. For laying down 1/8 (not even) of hardwood floor, he wanted to be paid 200.00. He had promised the floor would be done that day, and granted there were some issues with the old floor, etc, but be honest and don't waste my time going to do other bids while you are on a job. He said he would come back the following Tuesday and finish out the job for a total of $500.00. Today, he is now telling me it will be 900.00, and if I don't pay him 900.00, he is going to do a job where he can make 2000.00. This is so unprofessional and rude. I have fed him, I have been extremely nice to him, and all I had wanted were my projects to be done in a timely and affordable manner. It got to the point where I feel like he is taking advantage of me, and basically saying if you don't pay me x amount of dollars (which was way above what he originally quoted), then hes not coming back to do the work. I won't be using him again unfortunately.

Jeremias did a great job finishing our walls and ceiling. We had two walls taken out from a previous contractor that didn't do that great. Jeremias took the time to go over different options and how we could approach the project. I will definitely hire him again in the future.

I highly recommend Pete for your construction projects. I have hired him three times now, and have been impressed with his results each time. First project was a remodel of my master bedroom. Had a column in the middle of the room and the outer half of the room featured an old hot tub that hadn't worked in years. He was able to restructure the ceiling joist so that the column would be eliminated and it literally doubled the size of the room. In addition, he added an additional closet which he was able to match perfectly to the existing one! Additional indirect lighting was needed to complete the project and he accomplished it beautifully! I'm sooo proud of this room. It's quite beautiful! The second project was to provide a handrail to my front porch. He designed and installed a beautiful system that was not only the handrail but a guardrail that went up to the side of the house. He incorporated the design so nicely, it looks like it was always part of the house. He integrated it into the original design of the house and was masterful with the design. The third project was to re-roof my house in November. Despite weather conditions, he was able to do a great job - within budget and ahead of his projected deadline. He's such a conscientious and hard worker - I'm so glad I found him! He has a good eye for design, is very reasonably priced, and has an incredible work ethic. What more could one ask for? I will continue to use his services, and I recommend him highly to you too. You will be glad you hired him - I sure was!

The job was to basically do a complete overhaul of our garage. it consisted of the removal and replacement of wall and ceiling drywall, rewire electrical outlets and light fixtures, and install 6 can lights, and replace an outdoor motion light. Also asked him to relocate an exposed water line inside the outer wall of the garage. Last but not least, texture and paint all walls and ceiling. We could not have asked for better service!! Jacob was very thorough in everything that was asked of him and most importantly, extremely professional. I would recommend Jacob to anyone needing or wanting any work done. I can honestly say that if you request his services, you will not be disappointed!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
