My recommendation for Corey is unconditional. He began his first project with us in March of this year when when a friend recommended that he would be good help since I needed to get everything off of two decks in preparation for resurfacing. There were big old terracotta pots full of hard packed soil and the upper deck was up 3 stories. Corey figured out how to do this efficiently and kept up a brisk pace. Once the decks were finished he carried the new pots and all of the soil and new plants back up. Corey was careful to check in with me on coordination so that he could be back as soon as the deck was ready. Our next project was cleaning out the side yard including an old fence, construction debris from the project next door and overgrown plantings and material to go to hazardous waste dump. Corey was quick and organized, set up a system for sorting and brought a helper and huge truck to dispose of the stuff. Over the years I have tried to clean up this area but the project seemed overwhelming and no one knew how to attack it. Our house on Queen Anne Hill is 100 years old and there is always something that needs to be done. Corey has a key and I keep a list so he stops by when needed and takes care of things. A special recommendation for Corey is that my dog loves him and she is a very good judge of character.

My contractor was great! He got in touch with me, came out and gave a free estimate, and did the job all within a few days of starting the process with pro.com. He provided me with a pre-estimate, which he came out very close to. He gave me the option of economical or fancy work (or really anywhere on the spectrum). I wanted economical, I care about function, not aesthetic, and he was able to do the job for much less than I was expecting and it still ended up looking great. I would absolutely use pro.com again, as well as the contractor they found for me.

Art responded to my request for help with a leaky toilet. It had been installed improperly during the construction of my new house, and the construction plumbers had come back to fix it, but were incompetent! Art came out and at my request installed a flange extender kit which solved the problem of the original flange being installed too low. He was very professional and got the job done. He cleaned up after the project, and after the caulking dried, no leaks. I will ask Art to work on projects at my home as needed in the future. Thanks, Art!

R&R (and the owner Ricardo) was the main contractor that implemented my landscape plan (had a landscape architect draw this up separately). He came in with a fair bid and executed the following: 1.) Build of a block retaining wall with capstones 2.) Complete replacement of soil and mulch for the yard 3.) Planting of various species of trees and plants for the yard according to the landscape plan 4.) Installation of pavers and gravel where needed My property was not in an easily location (elevated) - so the work was back-breaking to haul up and down the stairs. His people did this without complaint and R&R was done 4 days before the final date promised on the landscaping. In addition to the landscaping, Ricardo (owner of R&R) is extremely knowledgeable about construction so is able to help you plan around future projects that you may want to put in place (e.g., pergolas). I wish I had known him before I bought my current fence as well. I would recommend R&R without hesitation.

Cedo was great to work with and did an excellent job tiling floors, building / tiling a custom shower and adding old bricks masonry onto an interior wall. He is extremely professional and goes to great lengths to make sure the work is as perfect as possible given the construction site conditions. My remodel turned out to be challenging because of the walls not being straight and the brick wall being very time consuming, but he was very gracious about any unforeseen obstacles and worked extremely hard to get the project finished. He was a very valuable thought partner each step of the way, and I ended up extending the original scope to include installing a backsplash, doors and trim. The end result looks spectacular and i would hire him again in a heartbeat!

TJ and his team leveled out my back yard and alley and placed in a boulder retaining wall. I am absolutely ecstatic with the results! It looks amazing! Once the hill down to our alley was cut out we all realized that the original plan for a slight slope wasn't going to work. They changed gears and made the driveway look even better than I originally way planning. They all worked until sunset to get the job done in a day. I would highly recommend this team for your construction project!

Cliff is a gifted handyman with a fine sense of design and the ability to find cost effective solutions to challenging construction projects. I have used Cliff for work on my house and based on this experience, hired him to complete renovations on a restaurant I recently purchased. LNB Construction installed a new shower stall in my basement bathroom. I received my proposal on the evening that I met with Jose and his business partner, Jose. They were able to get a crew out right away to replace my leaking shower stall. The job turned out great. I had a complicated situation due to a very un-level floor. There was some rot in the wall behind the existing shower and the drain also had to be moved. I thought Jose was fair on the change order for the unforeseen work. Due to the different shape of the shower, there was some of the concrete floor that showed. They took some vinyl flooring from under the dryer and patched the area in front of the shower. I am very happy with the way the whole project turned out. They were very neat and clean. Floors were all covered and protected with heavy paper. They also worked around the needs of my tenants who work nights and need to sleep in. I have them providing a quote for some other work I need done.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
