- What should the customer know about your pricing (e.g., discounts, fees)?Our fee structure are customized based on the services and type of property our clients are seeking. Discounts available for owners with large portfolios; multiple single family/condos, multi-family buildings, luxury homes ($5,000+/mo rent). Call us for more information. Full Service includes: Initial consultation; Ensuring compliance with municipality licensing and registration (if applicable); pre-marketing/leasing coordination of repairs, cleaning, property prep; property marketing; prospect inquiry call and email management and follow-up (commonly 30-40+ inquiries per property); Initial tenant phone and application processing and screening - including criminal background/sex offender check, employment/income verification, credit check, residency history and verification; property showings/open houses; lease signing, move-in/move-out property condition report; rent, security deposit, fees collection and accounting; monthly trust accounting; ongoing property maintenance and inspection; coordination of handyman/contractors, etc. for unit turnover and cleaning upon tenant move-out. late payment, fee, and eviction processing. (Add'l attorney fees may apply).
- What is your typical process for working with a new customer?Initially, we will talk, email, or text with new customers in order to fully understand the specifics of their needs and wants. This allows us to ensure we provide the best service possible and avoids wasting time and/or resources. Once we understand the needs of our new client we will recommend the best solution and strive to provide excellent service.
