He answers all my calls and rented my unit within the month of hiring him..I couldn't be more happy with him and the company..because of his customer service and turn around time with my first unit .. I have also leased a 2nd property with them starting December 1st and I couldn't be more happy going into the NewYear knowing both properties are well managed and under contract. Poor communication. After telling John I would like to use his services and was in a hurry to get my house listed, he told me he would send a contract to sign and post the house for rent right away. I sent him a link to a file with all the photos but I did not hear back so I followed up and was told he could not find my file. I told him I was concerned about our first interaction and told me I was being unreasonable for questioning him after he told me why it did not happened as promised, then he hung up on me. He did call back and explain he was having a bad day and did not want to disappoint me a second time so "I should probably find another property manager." Now I am starting over and lost the time invested to this point. I will now call another property manager that I had already told I had selected APMPros.com. I followed up on Aug. 5th, Aug. 9th, I saw that he got the message on the 9th and did not respond. This customer went M.I.A. so we canceled the agreement. A week after canceling the agreement on Aug 15th, I received a call from this customer telling me he needed this done right away. After completely going off the grid, this customer expected everything to be done in 24 hrs. Yes. I could not find his file, I could not find his file because he had not responded to any email or text over the last two weeks, so the file was moved to inactive. On the call Aug 15th I did say I would try to get it done as soon as I could even though I did not have a contract. The Next Day, Aug 16th, he called to ask why it was not posted. As I tried to explain to him what was going on ,he started Yelling at me and calling incompetent because it was not posted- Keep in mind it had been about 12 hours since he called me after ghosting me for nearly two weeks. This customer continued to belittle and tell me how concerned he was about my ability to do my job, seeing how it was not done in 12 hours and how it was unacceptable that I did not know him or his file off the top of my head. It was at this point I said,” You know I do not want to disappoint you again – it may be best if you find a different property Manger” as I do not feel we can meet his unrealistic expectations and I do not like being yelled at or talked down to in an abusive way. I thought it better to end the relationship, sooner than later, as I was sure it will only get worse in the next 12 hours. As for having to start over, he had contacted 4 other pros on Thumbtack. Seeing how he was MIA for two weeks, I can only guess the other 4 Property Management companies came to the same conclusion I did. Our contract started on 4/8/2019. Rent to pay to owner was 14th day of month. In last 11 months, 8 times APMPros paid me(owner) rent late by 8days to 60 days. They either pay partial rent or dont pay for about a month. Never responds to emails, phone, messages. Very frustrating. In the event contract termination (end of 12 months) , i get no response. Once in a phone conversation, apmpros Jim A said, they can pay late fee of $50 a day for late rent payment. Never got full rent nor penalty late fee. Avoid them at all cost and save your self. The owner has been unreasonable, unresponsive and are now deliberately writing bad review all over social media to hurt our company and cost us business. APMPros has no Cancellation fee and owner can cancel any time for any reason with a 60 day notice to cancel, this give us time to settle all outstanding bills or charges to their account. This owner canceled and was upset that we were going to bill him for the 60 days (two month) required by the agreement – this is when he started the negative campaign on social media TT, Yelp, Google, Facebook and the BBB formal complaint. The owner is only doing this out of revenge to hurt and cost us business money, completely unfair and the review should be removed like it has been from the BBB website. We have waved the 60 day cancelation period, it is unfair that owner (customers) can use a negative campaign to get what they want and the business has no recourse to the owner to remove the negative review deliberately designed to cost us money . Yes we can post our side of the story but the damages is already done and will more likely continue thanks to Yelps do nothing policy. A couple months ago I began looking for a property management company to handle my rental condo. I talked to John and a couple other groups. John was very responsive, answered all my questions, and most importantly, seemed like he really enjoyed his job. We signed a one year agreement. Then, the day after he posted our condo online, my wife and I learned of a someone who was going through an extremely difficult life circumstance. We felt that God was calling us to let this person live in our condo for free for a while. Since we knew this person, we would handle the day to day management of the condo until they could get in a better situation. I reached out to John and his partner, Jim, and explained the situation. I asked them to remove our condo from their listings for now. I said that although we didn't need their services for the time being, we had signed an agreement and I planned on honoring that agreement and paying the monthly fees. John and Jim were extremely understanding and, even though we had already signed an official agreement, told me they wouldn't be charging us any fees while we were helping this person. It was an extremely generous gesture on their part. So, although I currently can't speak to the services they provide yet, I can tell you that their character speaks for themselves. I've owned a condo in Lakeview for about 9 years, and it's managed by another management company. Our management fees have gone up regularly, and we have been hit with special fees after the "projects". Not to mention, getting issues/concerns dealt was virtually impossible. I thought this was the way property management went, and I had to deal with it. When I got married, I became more involved with my husband’s condo, and the dealings with his property management company, APMPros, Let me tell you, I have been blown away by the major differences! We will screen calls, take applications, screen tenants, collect funds and negotiate the lease, lease signing and deposits.
