I’m one who tends to always keep his guard up when dealing with contractors because a good honest contractor always seems hard to find. I have an older home in Spokane and had Parley replace the circuit panel in the basement, replace the wire from the panel to the meter, rewire the washer and dryer and also had him dig a trench and run power out to my garage, which included a sub-panel out there. He also ran a 1” PVC pipe from my house to my garage with a draw string in case I want to run security cameras out to the garage. He doesn’t charge per the hour, he charges per project, which is not necessarily a bad thing. My project was just over $4,200. Although I don’t know how well that would work out if someone needed just a minor house call. There were a few minor communication issue with emailing estimates and receipts but we worked through it. All in all I was very satisfied with Parleys work and I would hire him again. I’ve attached some pictures of the old panel and work he did. Thank you Parley!

KMJ Construction was hired to help us move. When his employee didn't show up for the job, Justin stepped in and made sure that we were taken care of. He changed his schedule on his day off in order to make sure that we were given the service we were expecting. He was extremely responsive and helpful, and we we would definitely hire him again. It is obvious that he is very committed to customer satisfaction and standing by his word.

After the wind storm of winter 2015 we were in some need of roof, porch roof on the back of our garage repaired as well as a few other things the wind had damaged. Kind of new to thumbtack. I ended up being contacted by four or five contractors interested in putting in their bid. James was the first one who contacted me and the first one to come take a look. Others either price gouged or we had to wait on their schedule. I ended up hiring him and not sorry I did. He made sure to let me know that for the "little bit I had to fix" it wouldn't take that long. Hubby works night shift and James and his crew did an excellent job of working around OUR schedule and never expected us to work around theirs. We barely noticed any noise they did a good job getting it done quickly and fairly quietly. And with good quality. I really can't say enough good about them. I am impressed and will not hesitate in the future to give them a call.

I hired Steve to remove our carpet from the upstairs and the hallway and replace it with new flooring. He was quick to the initial response. He came to bid the project in a matter of hours . He had a fair bid, and was able to troubleshoot with me on ways that could potentially save me money. We have a very "lived in" home that includes dogs and children, so Steve had his work cut out for him. I had an aspiration to have our flooring replaced while my husband was out of town with my daughter on Spring break. Much to my amazement, Steve got this job done in less than 3 days! Steve demonstrated a great work ethic, a willingness to be flexible, exhibited attention to detail, showed up on time,and hauled away an hint of debris from the project. I'd definitely refer him to friends and family. He is a hard working, fairly priced contractor who has an above average work ethic with a laser-like focus to details....traits that are not easily found, and that is priceless when letting a "stranger" in my home.

Big Dog Home & Business Services, LLC owner Derrick Mclauchlin was an excellent choice for finishing my basement. He was very careful and detailed in the bid, and was the ONLY bidder who broke out each expense by material and labor. This goes a long way with me in know where exactly my money was going. Strangely enough, ALL other bidders just sent me a cost, with no breakdown, some didn't even send me a bid, just a phone call. I called and had 5 contractors bid on this job, and Derrick was the one I chose. I would recomend this contractor to anyone, and I will be using him for other jobs on my home. My basement floor was not level where I am putting a new bathroom. Ernie arrived when he said he would for his bid; got the bid to me in writing the next day; did the work the very next day. Grinding concrete can be very dusty, Ernie and his helper kept the dust to a minimum by using a vacuum system. He was on time with everything, did everything he said and more, and the quality of work was excellent. Could not have asked for a better contractor. Will absolutely use EWC again if I have any need for concrete work. Very satisified!!

These guys were very patient with me, explaining in great detail every step they would take to mitigate the mold an inspector found in our house currently for sale and under contract (mold was stalling the sale). I called them looking for a 2nd opinion when the first quote I received was over $12k... not only was their approach MUCH more thorough in the overall accomplishment of destroying ALL of the mold, but their price was a FRACTION of the original estimate by another company. They also listened to my specific wants and needs and accommodated their skills to my requirements. They were on time, professional, kind and skilled, all you can ask for in a contractor... thank you for getting my house back on track to close!! So far, they are the only ones that truly called me back. Just waiting to see if they show up. if they do, and get the work done by my deadline then they definitely earn all 5 stars. That is meant to be seen at this point. Have not had any luck with contractor's getting back to me due to their heavy workload. Ed Rice built our house in 2010. He stayed withing our budget which was very important to us. We ended up with our dream retirement home, so beautiful! I have had 2 other houses built in 2 other cities and the thought of working with another contractor, well, let's just say I was not looking forward to it. If you ever had a house built, you probably know what I'm talking about. But Ed Rice was different...If I ever had another house built...it would be Ed Rice building it!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
