I cannot recommend Polo enough, his number will stay bookmarked in my phone for any landscaping needs in the future as well as recommendations to friends and family. I've been burned by contractors in various trades both residentially and in my business, it seems there are far more disreputable ones than not out conning the masses with over promised and under delivered while upping their bids or coming up with "unforeseen costs". In the state of Washington, anyone can get a contractor's license, without testing (except for electrical and plumbing), as long as he or she post a bond with the state and have insurance. As a result, there are so many "drunk uncles" out there bidding jobs and then throwing unqualified minimum wage paid workers on them to bilk unsuspecting home owners with no state oversight to protect you. It is "Buyer Beware". POLO is the opposite! After seeking bids from multiple contractors through Home Advisor and Thumbtack I sensed an immediate affinity with his professional attitude, communication, respect, and honesty. Polo brought in a crew of diligent, hard working guys focused on the tasks at hand and exceeded my always high expectations. He is personable, punctual, assessed me of all options, intelligently made recommendations that were taken (at no additional cost to the fair and agreed upon bid) and is providing additional oversight of the landscaping for a month, included at no additional fee, so as to assure plantings are established and stable. I am heartened to say Polo has diminished some of my cynicism by showing me there are still ethical young contractors establishing professional businesses the old fashioned way; by doing what they say they are going to do and then going the extra mile and actually doing more! Robert & Julie, I can’t express my gratitude enough to both of you for the excellent work you did for my mother! I was lucky to have found you through Thumbtack. You responded to my request within a couple hours and met me and my mother the very next day. You walked in to an awful situation…a total mess, due to a bad, inexcusable, sloppy delivery job from Sears. Their laziness caused severe water damage from the new refrigerator my mother purchased, as they did not put on the new water hose (which my mother paid for) and left the old one on, which split open and caused a leak. My mother (who is 71 years old) and I were getting nowhere with Sears. They didn’t want to take responsibility. We didn’t know how to proceed. You went way above and beyond your job as a contractor. You told us about the laws in Washington State and that Sears and their delivery contractors are 100% liable. You said you would make all the calls and that she wouldn’t have to pay a dime. You called all the right people (which took hours and hours of your time) and got the ball rolling! You were able to get her home owner’s insurance to step in right away and pay for the damages upfront so you could begin working right away, so that my mom could use her kitchen, hallway, and bedroom again. You were able to get her home owner’s insurance to go after Sears/delivery Contractor Company! You also did many, many other things for us. You noticed little things here and there that needed to be fixed in her house and didn’t charge her for fixing them. Nobody else would do this. One of the many things you did that goes way above and beyond is that you saw what a hassle it was for mom to get in and out of her house, due to the doors and screen doors having 3 separate keys!!! Julie—thank you for going and making her one key that fits all of the doors!! You also dealt with Home Depot for us, for damaged doors they put in and the damage they caused installing them. You again made all the calls (which took hours of phone time again) and were able to get the store manager and supervisor out to mom’s house. You got her half her money back and got the OK to fix it properly and repair the damage! You certainly didn’t have to do this. But I know you did it because you heard what a nightmare it had caused my mother and that they were not being fair to her. Thank you for the fantastic work you did fixing my mother’s house, Robert! Thank you, Julie, for all of your help, sitting with my mom and being her friend, and helping out Robert every step of the way. You both are very compassionate, honest, hard-working, and all-around awesome! You took the stress off my mom by taking care of everything. EVERYTHING!! As you know, this is just a short summary of what you did for us. We know that you are way more than a contractor. You both are beautiful people with big hearts. I’ll be forever grateful to you. Ivan did a great job installing my kitchen cabinets and modifying one of the cabinet sizes in the process. He also installed custom panels for my refrigerator. He did all of this in a single day! He was very keen on finishing the job whereas I have to drive my other contractors to finish stuff. Would hire him again.

I just had a new patio installed by Allstar Development and am very pleased with the outcome. After searching for several contractors I decided on Allstar because of the professional approach provided by George Spillmann. After meeting George and talking through my needs and concerns, I decided to go ahead with using Allstar for completing the project. What impressed me was that George did what he said he would do. Initially he scheduled an onsite meeting and then submitted a professional proposal. He also made some adjustments to allow me to apply the accent and sealer the next day. Not only did he provide the material for the accent and sealer but he also took the time to explain how to apply it and provided some of the needed tools. Everything went well with all of his suppliers showing up on time and completing the job as specified.

Cliff cut soffits and replaced vents in our roof. We had very hard time getting roofing contractors to come out and assess the work as we are in peek roofing/rainy season. Cliff gave us a reasonable quote below the cost of other roofing contractors and completed the project in less than a day.

LNB Construction installed a new shower stall in my basement bathroom. I received my proposal on the evening that I met with Jose and his business partner, Jose. They were able to get a crew out right away to replace my leaking shower stall. The job turned out great. I had a complicated situation due to a very un-level floor. There was some rot in the wall behind the existing shower and the drain also had to be moved. I thought Jose was fair on the change order for the unforeseen work. Due to the different shape of the shower, there was some of the concrete floor that showed. They took some vinyl flooring from under the dryer and patched the area in front of the shower. I am very happy with the way the whole project turned out. They were very neat and clean. Floors were all covered and protected with heavy paper. They also worked around the needs of my tenants who work nights and need to sleep in. I have them providing a quote for some other work I need done.

Pedro and his team did a wonderful job with the Inspection tasks we gave him. He was able to squeeze part of the job in to accommodate our timing, problem solved a difficult dry rot solution where several other experienced contractors couldn’t and executed the job on time, quickly, perfectly and left the site tidy. I have been doing a lot of improvements to my home in the past year plus and Left Coast Construction was probably the best experiences that I've had. I've learned how important communication is and Levi has it down - clear, patient, consistent and professional. I had a front door and screen installed and Craftsman Construction did an excellent job. They were so very professional and efficient, in addition to being very nice. I was so impressed that I have two other tasks that I hope to have started in January. And they cleaned up after themselves, wow!       I was new to the area and looking for a contractor. As most know, that can be a pretty scary ordeal with all the stories you hear about contractors being “flaky” or “ripping you off”. The demand for work in my area is pretty strong so finding someone to come out and even give me a bid started to seem almost impossible. I was beginning to think that my renovation wasn’t going to happen between contractors noshowing on bids or overpricing the work due to their high demand until I met with GSR Renovation. Not only were they prompt and professional but the bid was exactly where I felt comfortable investing in my home. During my home renovation I felt communicated with the entire time. I was given choices throughout the process while still being informed of how this might change the budget or timeframe in witch the work would be completed. They did a great job keeping their work area tidy witch I really appreciated because my family and I remained in our home during the renovation. I can honestly say that after working with GSR renovation, I feel like all of the negative stigma that often times come along with hiring small business contractors is gone and I would reccomend them to anyone who is looking for repair, renovation or any other type of home improvement and believe me, when friends and family see the work they have done for me, they will be asking!

      What is a general contractor?

      When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

      When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

      Why should you hire a contractor?

      Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

      When should you hire a contractor?

      A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm.       How much will it cost to remodel my house?

      The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

      Do I need a contractor for a kitchen remodel?

      A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors.
