This young man is an exceptional worker. He not only clean my room, but advise me on some concerns that he saw on my roof. He then repaired the roof at a very reasonable price. I would recommend him and refer him to anybody who was thinking about having the roof cleaned.

Everything went very well, from contact to doing and finishing the job. Ian is super nice, professional and thorough. The only surprise was that parts of my house and side patio were pretty filthy after the work, which was a roof and gutter cleaning. I would normally expect more cleaning up of the debris afterward.

The entire experience with Regal was impressive and exemplary. I live on Capitol Hill in a large, 1903 three story building with a lot only slightly larger than the structure. The building had not had a complete tear-off and re-roof for the life of the building, with the southern portion of the roof having FOUR layers, with the bottom being the original cedar shake, which is three layers of wood all by itself. The roof is also quite steeply pitched @ 8/12. For these reasons most of the bids I received were quite high and one company I contacted refused the work. It's true, it was a very tough job. Access was not good for ladders, the dumpster had to be placed inch by inch as the first driver refused to place it, electrical and phone lines to neighbors, etc. are all close, the shingles had to be hand carried to the rooftop because the delivery truck couldn't access the roof. Besides this the top unit of the building has a cathedral ceiling and so special venting procedures were required to deal with the insulation packed into what would otherwise be the vented area. Through all of this the bidder, Keith, was straight-forward and personable, and had good recommendations for material that was not confined to one manufacturer, as well as presenting excellent "standard" materials and workmanship. The owner, Tony, appeared at the start of the job to see that the crew was all set up and everything had been attended to, and the crew of three worked very very hard to get the job done right. I got up on the roof numerous times myself to check everything out and it always looked good. The lead man was well-spoken and always calm and reasonable and friendly in the midst of an enormous amount of material coming off a very steep slope. The job I saw them do was about as tough as residential roofing gets and the entire crew were friendly and easy to deal with throughout. Cleanup was done very well -- even in the gutters -- and the grounds were well protected in the course of the job. Dealing with the money and the office and the actual contract was seamless and everyone was responsive and on-the-ball. I would highly recommend Regal Roofing to anyone. I got eight bids before choosing Regal and now that the job is done I'm very happy with the choice. There's a lot that can go very wrong in a roofing job especially one this complex and tough and they didn't miss a beat. I am a very satisfied customer and I feel the money was very well spent. I am looking forward to another 30 years + under cover.

John is a one of a kind carpenter. He installed my hardwood floors and baseboard first and did a beautiful job. Later, I had him back to clean the moss off of my roof and do some repairs to it. Now, I am hiring him again to make me a farmhouse table. I wouldn’t hesitate to have him do any job. I would even wait for him to have availability to fit me in. I won’t have another carpenter in my house besides John.

Absolutely perfect experience, so I am highly recommending this company! Mr. Tim is very professional, experienced, honest, and just super nice individual overall. I originally hired Mr. Tim to replace a roof on my rental, but slowly kept adding other things like installation of a new skylight, new gutters, new storm door to name a few. Communication was also excellent. I couldn't be on the job site everyday but received updates and photos of everything that was being worked on. I would give this company 10 stars if I could. Never in my life I've had such a wonderful experience with a contractor. Thank you Mr. Tim:) I will be calling you very soon.

Gafco Roofing and Construction started to impress my wife and I from the beginning with a competitive and detailed bid. We decided to hire Gafco to paint our house and renovate our deck because we felt Eric, the owner, understood our needs and could deliver what we wanted at a competitive price. We were not let down. The crew and Eric showed up early, worked hard, listened to our concerns and wishes, and went above and beyond to ensure the work area was clean and safe at the end of the day. With three young children that was really important. The work was completed on time and the product was exactly what we expected.

We spent months attempting to find a company to work on our roof. While other companies delayed, a quote was submitted within days of contacting SoundPacific and the work was done shortly after. It was an easy and painless process that exceeded all expectations. I also can't emphasize enough how much I appreciate SoundPacific's communication and integrity. We requested a quote for another roof but decided to differ the maintenance to a later date. Michael continued to answer key questions with the understanding that we would likely put the project on hold.

I researched 6 different local companies to re-roof my home. A couple bids were higher, a few were lower. After interviewing them all I chose Clear View. They were prompt, they met each commitment they made, they came back a couple days later to make sure I was satisfied with the work and even did a second sweep to ensure they got any stray nails. I am very happy with their job well done and honestly couldn't give a higher recommend!!!

Brian and his partner Michael did an excellent job for our patio cover. We are loving our patio so much. The cover provides shed and allow full sunlight as well as the roof is made of transparent polycorbonated plastic. We like the roof design a lot. It looks awesome when we look up. Brian did a good job in all professional way from bid to finish the work. I recommend Crafts Construction for any kind of quality home improvement projects.

Had 4 contractors come out and bid my roofing job which required a complete tear-out of two-layers of existing plywood and roofing material. Standard's representative was the most professional, knowledgeable, and confident. They had the most competitive price and executed flawless. He set a date, stuck to it and finished early. Exceeded expectations in every way.

We are in the process of selling our home, and when the first rain hit Washington someone looking at our house noticed a leak in the garage. Due to wind damage at some point, insurance said to replace our roof. Since we are selling to move out of state and my husband already has moved, we were looking at getting it done fast. Synergy was able to come out to look at it the day after contacting them, had everything order and delivered 2 days later, and my roof was completed in 3 days. I am glad to have another big project done on the house before we have inspections. My only advice would be to make sure contractors clean up after themselves. There were some cigarette butts in our driveway That were left by one of the contractors, which doesn't look good when showing a home!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a standing seam metal roof?

A standing seam metal roof may be a strong, durable, safe choice when you’re considering metal roofing installation options. A standing seam refers to the raised seam where the sheet metal roofing panels join. Traditionally, shingles and roof panels lie flush to the roof, making them more prone to rust or penetration by water at their seams. In a standing seam metal roof, the raised (or standing) seams run vertically from the roof ridge to the eaves, with no horizontal seams. In addition, the fasteners joining the metal panels together are concealed, providing even fewer opportunities for water or moisture to build up. The cost to install a standing seam metal roof will depend on the type of metal you select, the size of your roof, and the cost of roofing labor in your region. Materials will play a major role in your metal roofing installation costs. If you select standard galvanized steel, the cost per square (100 square feet) might be in the $150-$300 range, while a high-end choice such as copper or zinc could be between $1,000 and $1,500 per square. Here is one example of cost:

  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.

Can a metal roof be installed over shingles?

Metal roofs are durable, environmentally friendly, safe and budget-friendly. If you’re considering an update, metal roofing installation doesn’t have to mean completely removing your old roof. In many cases, metal roofing can be installed over your existing shingles. Research building codes in your state, as many require that after two roofs have been installed, all roofing materials must be completely removed before a third roof can be put on. This protects your home’s structural integrity and your family’s safety. Carefully read contractor reviews and choose someone with extensive experience with metal roofing installation. One concern when installing metal over shingles is that over time, condensation can build on the shingles and cause the metal to rust. This will lead to rust around the panels, making them more likely to come loose in a storm. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000. The wide price range represents different roof sizes, different types of metal, and the cost of labor in different parts of the country — and can also include the cost of removing an old shingle roof prior to installing the metal. As a line item, the average cost of removing an old roof to prepare for installing a new roof, plus adding new roof decking, costs on average about $45-$75 per square (the pro roofer’s term for 100 square feet), depending on the pitch of the roof. Always make sure you have a clearly written contract and a warranty on both the labor and the metal.

How much does it cost for a metal roof?

Metal roofing installation is an attractive option thanks to metal’s long lifespan, hardiness and fire-retardant properties. Nationally, the average cost for metal roofing installation ranges from $6,000 to $20,000.There are different types of metal roofs, each with their own installation needs and materials costs. Roof size also affects your metal roofing installation costs, as do regional labor rates. Roof size is measured in squares; one square equals 100 square feet. Here are some examples of the average cost for a metal roof:

  • Standard metal roof: $120-$150 per square to start, including materials and labor
    • A 30-square roof (a 3,000-square-foot roof) could cost between $3,600 and $4,500 for a typical three-bedroom home.
  • Snap-Loc metal roof: $200-$225 per square to start, including materials and labor.
    • A 30-square roof could cost $6,000-$6,750.
  • Standing seam metal roof: $300 per square to start, including materials and labor.
    • A 30-square roof could cost $9,000 or more.
  • Tuff-Rib metal roof: $250-$350 per square to start, including materials and labor.
    • A 30-square roof could cost $7,500-$10,500.
  • Mid-range metal roof package, including all accessories: $300-$500 per square.
    • A 30-square roof could cost $9,000-$15,000.
  • High-end metal roof package — such as zinc or copper — and all accessories: $1,000-$1,500 per square.
    • A 30-square roof could cost $30,000-$45,000.
