Installed a large new vanity with top and hooked up the plumbing to it. Sounds like a simple job but for one the drain location in the wall was in a very awkward position in relation to the sink and Glenn used all of the right fittings to make a strong and lifelong connection. Second the vanity top was about 1" too large for the opening meaning he had to remove a cabinet in order to get it in place. A lot of extra work was put in and I didnt hear one complaint. I have flipped multiple houses and worked in commercial construction for 10 years and he has been one of the easiest people to deal with, especially if something unexpected comes up (which it always will). John and his crew worked on a new rental home my husband and I bought back in November. He put up a new fence, built an amazing entertainers dream deck, gutted both the master bathroom and the terribly dated kitchen. The finished product left me speechless. From the counters to the cabinets to the fixtures and all the way to the wood choice on the deck it was a smooth, carefree process. I was so amazed with his professionalism and communication through the whole construction that I called him back to put in tile and flooring. The house is so beautiful that we almost disn't want to rent it but move in ourselves. This was our first rental house flip; we are in the process of looking for another home to fix up and when we do, we definitely plan on calling John and the guys at A&C to get the job done. I highly recommend to all my friends and family without any hesitation. Job well done!!

I'm in the middle of a whole house remodel of my home. When we removed the existing shower, we discovered rotten sub flooring. I reached out to Vince Dolen and he responded quickly. He was at the house looking at the issues within a couple of hours. He arrived promptly, at the agreed upon time and completed the work quickly. Vince even anticipated the needs of my plumber. His rates are reasonable. The day after Vince completed the work, the plumber sang his praises , "that contractor was really good his framing for the tub and the tub rail are perfect!" Joe and his team are exactly what we expected from a friendly, professional contractor company. He was upfront from the start in what it would take to do the job and was always accommodating when we added requests or made changes to the plan. He is quick in communication (mostly via text) and that worked out great. His crew was equally as friendly and always left the job site each day clean and manageable - which was important to us as we lived in the house during the construction. Overall we had a wonderful experience with De Marco Builders and would recommend to friends and family.

Three Knights was a pleasure to work with and I would recommend them to anybody that needs a general contractor. They replaced my gate and reinforced it heavily so that hopefully the same problems won't happen again. They provided an estimate the same day requested and completed the job the following day - how's that for quick! They did not have the lowest bid - in fact they were the highest (only by about 15 dollars or so), but I chose them because they thoroughly explained the issues to me and how they would address each one. I couldn't be happier with the outcome and will use them for any work I might need in the future. To Three Knights: Thank you so much for your prompt and hard work - it is greatly appreciated.

I have been buying distressed property to flip and/or to keep for over 20 years. I am retired now and do most of the work myself but once in awhile I hire help to speed things up. I am a perfectionist and all my rentals are the best buildings in their neighborhoods. It's hard to find contractors that have the necessary skills and a sense of pride in the work they do. They just want to rush in, slap it together, get paid and move on. That's why it was refreshing to meet Ivan. He came recommended and has skills in many areas. I worked out a deal where he is going to help me build a 340ft fence around a duplex I own. Of course being me this is not just any ordinary fence. It is on uneven ground and has a wavy top with a custom board pattern. The most difficult section is a 120ft straight stretch on a treed slope. He built that section straight as an arrow better than I could have done myself and that's saying a lot. I am not an easy person to please when it comes to construction projects. Most contractors I talk to don't qualify and the ones that have the skills are in high demand and charge accordingly so I can't justify them. With Ivan the quality is exceptional, he always arrives on time which in itself is rare in this business. To me he gave a great quote for the work he is doing and he is a great listener so I get what I actually want. I am looking forward to having him help me with other aspects of the remodeling (sheet rocking, hardwood flooring, painting, hanging doors, etc.) and fixing the next property I'll buy. You won't regret having him give you a competitive quote and deliver a fabulous end result.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?

A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm.
