I needed a triple mailbox stand replaced because it had rotted and broken off at the ground. Brian rebuilt the base and installed the triple mailbox so that it is better than the original. He did an outstanding job and finished the project the same day that I spoke to him about the problem. I intend to pass his business card around to my neighbors for their future projects.

Rick replaced an old drafty exterior door and removed a microwave to install a hood fan. He was very personable, professional and did a wonderful job of keeping me updated on the progress of the projects and anything unexpected that was encountered (like the large dormant hornet's nest under the door frame which he took care of removing). I felt like Rick showed a very nice level of respect for my time and for my home both in the area being worked in and in moving materials/tools to and from the work area. The door looks great and is properly sealed/insulated. I felt like a considerable amount of care was taken to complete the projects correctly and with quality workmanship. Post project clean up was also very thorough. I would contact Rick and Room 2 Room Construction again for future projects without hesitation.

DEMO AND REMODEL Had a water damage issue in the basement that needed to be addressed from water leaking from a basement window. We had to re-grade the adjacent outside soil to pitch water flow away from the house and tuck point the blocks affected by the leakage. We contacted Steamatic by referral at work who used them to do a similar water damage fix. The wet wall had drywall since it is a finished basement. We decided to demo the drywall and re-configure the room with an office addition. Steamatic gave me the best price for the demo and installation of green board on all the outer walls as well as painting, electrical/ lighting, doors(2) and shelving (we bought a pre-fab but installed it as a built-in. Within a month all the work was done and I now have my private office with adjacent storage room. Don't hesitate to do your remodeling home project like I did and waste precious time finding a remodeling company you can trust. Call Steamatic and get it done and enjoy!

Mike rebuilt a front porch on my house that was falling apart from water damage and poor original construction. Mike worked day and night rebuilding the structure and suggested employing better made and more efficient raw materials. The rebuilt porch looks great and although new, has held up beautifully during recent rain and snow events. I have also used mike to do some general repairs and modifications to my house and I’ve been most pleased with the overall high quality workmanship employed. We had Steve install a powder room in our basement in June of 2012. Framing, dry wall, door, tile floor, vanity, toilet, electrical, ceiling, exhaust fan, heater. From our first meeting, through the entire project, to completion, our experience could not have been better. Of the contractor's we had look at the job Steve was the only one who listened to what we wanted. He made suggestions and gave us options to think about but he listened and provided us with a bid for a project that was what we wanted. Steve was outstanding to work with, he communicated exactly what, when, why and how he was completing the work. He was on schedule, on budget, and extremely easy to work with. His work ethic, quality, and pride in his work shows in the finished project. He used a plumber, electrician a carpenter assistant, who are just as excellent as Steve. They have the same work ethic and pride that Steve has, communicate like Steve and are a pleasure to work with. Our finished project is excellent and exactly what we wanted. The entire process was no hassle. Steve handled all permits and details. He said it would be painless and it was. We have used Steve for another small project, had him inspect a home our daughter was buying and have recommended him highly to our friends. He is now bidding on some work at our daughter's new home. We believe that Steve is the best. Honest, friendly, does what he says he will do, when he says it will be done, with excellent quality. It is a treat to work with someone who is as good as Steve. It would not be possible for me give Steve a high enough recommendation. Work with Steve and you will not be sorry.

AJ has painted the inside of our entire house. His work is so well done and his prices so competitive that he's even repainted my daughters' rooms more than once (teenager preferences in color change often!). His work is not limited to inside though - he has also painted our deck, trim and shutters on the outside. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
