Service was called to fix garage door spring. They fixed the springs and checked hinged and cables. They pointed out some other needs for maintenance and had to charge extra for parts which is fair.

Rick was great and very accommodating. I had a new aluminum frame put onto my garage door, was sick of having to paint wood. The workmanship is extremely professional and pricing was very reasonable. Will definitely use service again with other projects around the house and would recommend Rick to anyone needing a great contractor.

Fence Installation Had to install a 320 ft fence to keep my pets and kids in the yard. Wanted a wood fence that had 2 gates and an extra "bump out "near the garage to enclose a tree that was in the way. Didn't want to have the tree removed because it was a blooming apple tree and would have cost me more to have the tree cut down and stump removed. I saved at least $600 by enclosing the tree and it looks really nice too! Thumbs up for saving the environment! We ran into a drainage problems in a back areas of the yard where it seems "soupy" so Bo suggested a deeper foundation hole for the post and a mix of gravel and sand to drain out excess water. Its been over a month now and with lots of rain. The post and surrounding area has been fine and seems to be draining better then it did before with the porous mix of sand/gravel. Bo, the estimator-manager has been out twice to check the area and called me for any updates of water drainage. I would recommend Steamatic for fence installation, especially if you have any issues with your lawn. The guys in the crew were super nice and even though I offered them our bathroom, they went to local public establishments. Great job guys! Melodie M-Whitefish Bay

We hired Tom in September for exterior painting as well as evaluating water damage below the large windows of our front bedroom and in our rear sunroom. Tom was a source of valuable information in regards to finding solutions to the problem that caused this damage and gave advise on how to correct other problems he found while looking at our home. This attention to detail, as well as stating he was able to save our windows is why both my husband and I made our decision to move forward with Tom vs the numerous contractors we had interviewed. The exterior painting was done carefully and areas of greater need were addressed until it met his satisfaction. Our exterior front bedroom wall is currently under construction. Steps are being taken to carefully remove the brick for use after the internal work has been done. The interior garage wall is open to prepare for the anchors that will support the brick that is pulling away. The back wall will be addressed after the completion of the front areas of our home. We will definitely follow up at the completion of our project.

My home was built in 1938. I tore off 46 year old paneling in my bedroom that left an awful mess on the walls with the old glue. Bob knew just what to do! Skin coating that made the walls like new and ready to paint. Bob works hard and is dependable. Easy to work with and came through with flying colors.

James has done several jobs for us in the past few months. He installed a storm door, sided & painted our garage and carport, and built a custom wood fence for our back yard. His work is excellent and he is easy to work with. He returns calls quickly, shows up when he says he's going to, and completes work as promised. Honest, trustworthy, and talented. Highly recommend to anyone.

Bedroom remodel, he knocked a wall down to change a 4 bedroom to a 3 bedroom which gave us a 12.5'×30' master bedroom. They started demo on a Wednesday night, Thursday they framed, taped, and mudded, Friday they painted, so the carpet could get installed on Saturday. This is the first time I have used this company and I have plans to use them in the future to pour a concret slab and build a shed. Highly recommended

We have worked with John on several remodeling projects: adding a four season sunroom with custom book cases and fireplace mantel, laundry room, bathroom, garage extension, patio, driveway, sidewalk (4 months) and complete bathroom demo/ remodel and finished basement (6 weeks). John and his crew are dependable, hard-working and thorough. The quality of the work is superior, blending perfectly with the existing structure of our home. Work cleanup and attention to detail were excellent. Brin Koeper's design talents were indispensable. As disruptive as remodeling projects can be, John's organization, knowledge and experience and thorough explanations made the whole process enjoyable.

Ed and his team did an amazing job building out our cement basement into a completely finished area including large bedroom, bath, family room and kitchenette area! Their bid and actual figures for the 1200 sq ft build-out were spot on and they exceed their own timeline, start to finish in 29 days! Ed is a very trustworthy person and he was on site almost every day which was great to see, and if he wasn't on site then we communicated by phone. You don't see or hear about experiences like this too often these days but for new Wisconsinites like our family from the west coast we couldn't have picked a better person, leader, and contractor to work with! I have recommended and referred Ed and his team to several of my neighbors as well as co-workers which says a lot. He's upfront, honest and will tell you whether or not something is possible to accommodate which is exactly what I expected, of which he delivered. All said and done, an awesome job was completed in a timely manner with cost almost to a tee. How can you go wrong in a situation like this? The answer is that you can't. Thank you and your team, Ed, for a GREAT job! Justin and family

Jose did the work same day and was fast. The springs which he replaced the ones that broke were rated for twice as many cycles so the new ones should last a while. It felt perfectly balanced. He had a good price compared to the average repair job.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
