I highly recommend Chris to anyone who needs a structural engineer. We were under an extremely tight timeline to have a structural engineer come out and take a second look at a home we were under contract to buy. Within 45 mins of posting the job, Chris had given me a call and agreed to come out the next morning to do his site visit. I can't express how grateful and impressed I was with him and the quality of the work. We spent close to 2 hrs looking at the >130 yr old home, he talked me through things that he saw, provided explanations I could understand, and put me at ease. We even received a thorough field report the next day which detailed everything he observed.

My fiance & I have lived in a little old Cape Cod on Chicago's Northwest Side for 11 years. We had outgrown our house & were trying to decide whether to move or do something with the existing house. We had been out looking at many houses, but just couldn't find something that beat our current location. We also had looked over many house plans & couldn't find something to fit our narrow lot. We chose to consult with an Architect to see what the possibilites would be to add on & rework our existing space. We hired Arlene Warda based on pictures of her work that we had seen. Having a vintage Cape Cod we knew she was the right choice with her experience in transforming little old houses into spectacular living spaces. What Arlene came up with based on our preferences was a transformation of the existing house into a French Country Cottage. Arlene was very knowledgable of zoning regulations in our area & was able to come up with a design that met our needs functionally as well as being aesthetically pleasing. Her attention to detail was outstanding. My fiance had specific materials in mind for the project & she was able to answer all of our questions or put us in touch with contractors who could. Arlene is capable in all aspects of the design process from the new exterior all the way down to helping with interior selections. The design that she came up with was completely custom to fit our lifestyle & needs. Ultimately we decided to move so that we could have more land rather than go through with the construction project & we are definately keeping Arlene Warda in mind for any future housing projects. It was a great experience to see what the possibilities would have been for a renovation.

Our experience with Lauren Marshall Interiors was terrific. We worked with Lauren on the renovation (gut job) of a bathroom in our 100 year old home. Because the size of the bathroom is small, it was important to choose appropriate materials and fixtures that modernized the bathroom without compromising the integrity of an older home. Lauren was able to design the space and work within our budget to achieve those two objectives. She provided great visualizations and walked us through the project. Although she had a vision, she was receptive to my input. She delivered all design specifications on time and within budget. She did not rush me to make decisions and gave me lots of options for materials. Lauren communicated well and often to ensure the project was progressing as planned. Additionally, Lauren was punctual to all meetings both at our home and showrooms. Lauren is a wonderful designer with a terrific eye for detail. I highly recommend Lauren Marshall Interiors for any and all home projects, whether a gut kitchen or bathroom job, or giving a room a fresh new look.

Excellent service, upfront and honest off the bat. We were looking for an interior designer to really alleviate the hassle of moving into a new home. We were low on time and wanted someone who would manage a project from start to finish. David's offer was to do a free consultation in home with a full walk through free of charge, and his website laid out how the entire process will work so it was 100% up front. From a project managers perspective, that's perfect. We are looking forward to working with David on creating our home and will leave a post review of how things went. Expecting things to go really well.

I was planning an addition to my home. I had no clue as to how complicated it could be. Between permits, the zoning requirements and not to mention the contractor problems that could have occurred. I was referred to Illusione Design by a friend. He said they did a great job for him and know I know why. Mr. Quintero and his team lead me through the whole project with professional advise and a level of experience and professionalism I have not experienced in a long time. What I now know could have been a really trying situation, went off without a hitch. The plans were done in no time and as far as knowing your way around city hall and all the codes. These guys really blew my mind. So yes. if you're planning any type of project, I think you would be smart to give them a call. I'm sure you will be pleased with the services they provide.

Still working with Doug on a project in progress. He has been outstanding, clearly talented at what he does, a good communicator and seems well-connected in both the contractor and permit-acquisition worlds, which is especially helpful for people like us who have no experience in either. His designs are wonderful and have terrifically adapted to a very difficult, jigsaw-puzzle-like split-level floor plan. This requires a degree of three-dimensional thinking that I believe is a gift. We highly recommend Doug and those working with him to anyone needing architectural design work and construction support.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
