Our tenants reported a problem with the door frame and patio door lock. We live out of town so finding Ron was a real life-saver. He was able to quickly take a look, provide an estimate and get it fixed for less than his estimate in a matter of a few days. This kind of service is rare and I hope to work with him again. Thank you thank you!

Juan did an exceptional job weeding, cutting back perennials, and mowing our lawn. Our lawn, flower beds, walkways (front and sides of house/garage) were overgrown with weeds and now they are pristine and ready for winter. Juan also cut back tree, laid mulch and spread pea gravel. Very pleased and happy with everything.

Jeff was great to work with. He had great communication from the start. Stopped by to look at the job within a day of contact, sent a quote by that evening and was ready to do the job that same week. Showed up on time and called me when he was leaving. Cleaned up and left everything as found. My patio looks great! Highly recommend Jeff.

Needed oversize gutters, new flat roof on an addition, metal awning pushed out due to a dent, and fascia nailed down. Mike, the owner, came out for an estimate. Tony is employed by Mike and did an excellent job! He was thorough, persevered in 90 degree weather, cleaned up all around him to my liking. All in all, Quality Home Remodelers were excellent to have for the job we needed done. I will call on them again in the future and I will recommend them to my friends! Thank you, Mike and Tony!!!

Will is an excellent guy for hire to do your concrete needs. He replaced two slabs of concrete in my front porch area and he did an excellent job. He broke apart and hauled it away himself. Next day he finished the new installation and it looks great! I would hire him again!

Alex and his team did a great job. He tore our old deck down & laid a 20x20 cement patio. Its really nice and we have enjoyed it this summer. His price was very reasonable compared to other quotes I received. Alex was easy to work with and he was always quick to respond to all my question and concerns. I highly recommend him.

I am so thankful I hired this company to help me out. I purchased a patio set that required assembly. Normally I would do this myself but the reviews pointed out the assembly was a nightmare due to instructions and tools provided. The furniture company provided a service but I prefer to use local business owners when possible. Thankfully Rick took on this task. He showed up on time, worked quickly and cleaned up after the job when he was done. I have more jobs, big and small I will be calling on him for and will recommend him to everyone!

On Top redid our kitchen! It was an outdated mess and their designer came out with some great plans. They started work right away with an aggressive schedule and got our whole kitchen done in 6 weeks start to finish. We love it! Planning on having them back to replace our patio door.

Vince put in a mail box, a ceiling fan and power washed and sealed our large concrete patio in Hoffman Estates. The job took two days to complete with 3 days of drying time after the power wash. The job was done professionally and everything looks as we hoped it would. We had a small issue after the sealant was applied but Vince came out and fixed it. We will work with him again if the need arises!

My experience with Thomas McNichols was very pleasant. He helped me with the design of my remodeling project with regard to the layout and products. In 2008 I hired Thomas McNichols to remodel my home. I had an unfinished attic which I was now going to finish and add a dormer to. I had them build me two bedrooms, a walk in closet, bathroom, linen closet and 3 storage closets. Central air was also added to my second floor. Before the second floor could be complete, my existing stairways to my attic and basement had to be taken out and rerouted. Brand new stairs were built to my seond floor and basement. Once that project was done, I had my kitchen completely remodeled. It was a complete gut job and they also opened up a back porch to enlarge the kitchen. While the kitchen renovation was going on, new siding was being put on my whole house and new front stairs were built. The entire house renovation took 4 1/2 months to complete. In 2009 I hired Thomas McNichols again to put new siding on my garage and pour a new patio in my backyard. In 2013 I again hired Thomas McNichols to gut and remodel a first floor bathroom which took 3 weeks to complete. At that time, they also opened up a first floor bedroom off my kitchen and converted it to a family room. That job took 10 days to complete. I could not have been more pleased with the work that Thomas Builders & Construction Co. performed at my house. I was very pleased with the outcome. My house is beautiful. This company is very professional, they were always on time, they cleaned up after themselves every day and never left me a mess, and every step of the construction was explained to me along the way. There were no surprises, they were very patient with me and very reasonable in their rates. The quality of the work was outstanding. I recommend Thomas McNichols to everyone I know.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
