Hired Steamatic to install a a 250 ft. wood fence with 2 gates. The bid was lower then 4 other quotes. We selected a treated pine fence with large clasp handles for the gates and an arbor as a decorative feature. The crew did an amazing job. They arrived on time, cleaned up during the entire installation and instructed me how to "lock" gates with a waterproof locking system. I asked for a painting bid while the guys were working and hired them to paint our garage and porch. Quite honestly, my house looks amazing! The fence framed the house with a whole new appeal and the fresh porch paint with dark color trim accent makes our house the best looking house on the block! I've worked with RPM on many jobs; John and his crew are always professional and timely. RPM has gotten me out of a jam a handful of times. We hired Badger Contracting to do our roofs on our rental property when a leak occurred a week before Thanksgiving, they were comparable in price to other local companies, but they were able to complete the work before the end of the year, with the exception of our flat roof area that require a special treatment that requires warmer weather. Those areas are scheduled to be done in the spring. They completed the work on the house roof and both garages in less than 48 hours. The only negative thing I could say is it took them over a week to pick up the extra materials left sitting on our front lawn.

I hired James after speaking with several property management companies. His approach was one of working together as a team and being transparent. He took on a complicated job with my rental as it was a potentially total commercial, potentially commercial and residential or just residential with the commercial portion being retained by me. We had several meetings over 4 months to strategize what would be the best change to bring great candidates to the rental. In the end a residential alone seemed to be the best option. Recently a few expressed interest but were in search of a pet friendly home, which was another unfortunate road block for James. Having to replace carpeting along with other issues was a reason to keep the rental pet free. Durante and Rich utilitize numerous free resources as well as the MLS to advertise your property. After consulting with James, I utilized free resourses as well, sending the leads to him for potential appointments and interviews. It was this teamwork that was greatly appreciated. Communication at times was delayed, but overall this has been a positive experience working with James.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state.
