- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing model is similar to most property management companies. That is, a percentage of gross rents collected plus fees for leasing and repairs. Pricing ranges from a low of 5% to 10%, with leasing fees typically at one month's rent. Maintenance and repairs vary.
- What is your typical process for working with a new customer?
It usually starts with a phone call and/or face-to-face meeting to go trough the discovery process. This includes: summary of real estate, short and long term your property goals, your management expectations, overview of our services, overview of property condition/needs, questionnaire of insurance, financing, property taxes, etc (areas of possible savings). Following that, a site visit(s) would occur to assess location and condition, and finally presentation of a proposal of management.
- What education and/or training do you have that relates to your work?
Virtually our entire staff has extensive experience in real estate and/or business management. Many of us have worked previously in Fortune 500 organizations bringing the oversight and processes learned their to our smaller, more hands on company. Maintenance technicians have diverse backgrounds and have worked on HVAC, electrical, plumbing, and carpentry. Our leasing professionals have been employed with major Philadelphia companies and are licensed as necessary.
