Our pricing is tiered based on property location and services requested. Rates can be as low as 4% of gross monthly rent.
How did you get started doing this type of work?
Scudder Bay Property Management was founded after we could not find capable property management services for our own 250 unit rental portfolio. After being burned by multiple property management companies, we identified the need for a property manager that understands management from a landlords perspective. By bringing years of hands on experience and a landlords perspective to the property management business, SBPM was able to significantly improve performance of our own portfolio in all key operating metrics and bring the same level of performance to our customers.

What advice would you give a customer looking to hire a provider in your area of work?
Not all property managers are the same. Most have never been landlords themselves and do not understand the common issues we face or how to deal with them with sensitivity to the financial impact they will have. Owning and managing an investment property is a business and we work hard to make sure revenue is maximized and expenses are minimized.
