I had an assortment of "hanging" and furniture repair projects having just moved into an apartment. I described all of them briefly, pointed out how I had thought through the measuring and any issues I thought he would run into, but I also said I didn't want to micromanage as I had work to do, I can get tedious, so I had done the general placement on sketches or wall. He absolutely got to work on all of it, asking me questions when he was uncertain but immediately grasping the visual "lines" i wanted to line up, spacing, etc. He had great equipment, a very nice manner, was super smart and efficient and careful with the work.

I am SO THRILLED about the work that Jairo did on this job. I truly can't recommend him enough. He works with his brother, and they make a great team. I'd never had tile done before, so this was all new. He was patient in helping me understand the process, and with me on the days that I was not at my best. I am, well, a perfectionist, and juggling multiple projects with a home that needs serious repairs and remodeling. I have rarely seen the kind of care he put into his work. He's artistic, precise and painstaking about every detail. He did some extra tearout work for a fair price, and the cleanup was IMPECCABLE. He would be a great success if he could grow his business. The only note is that if you have a big job, allow plenty of time because he doesn't come in and slam it out. He takes the time needed to make it right. Perfect. Truly.

I was looking to compare the price of a metal building to conventional construction. I was very up front with Robert about what I was looking for. I had a leaky shower faucet that constantly dripped. I got a bid from Horton Construction, which was very reasonable. Excellent communication, both by email ,and phone. They could come by the next day! We had to reschedule due to a problem on my end, but it was only another day away. They arrived after calling to say they were on their way. Very professional,and pleasant, had it fixed in no time! Will definitely use again! Thanks Bill!

I was referred ton Ron by the company "wegottaguy" to move an overhead lighting fixture. He promptly came out to give me an estimate. He was very professional, was quick to get the job scheduled, and charged me a very reasonable price. When the actual technicians came out to perform the work, they were also very professional and provided me with an alternate solution that not only saved me money but would look better than the previously planned installation. They got the job done quickly and cleaned up after themselves. I would highly recommend Ron and company for any electrical work.

We had a very large project that other contractors did not even want to tackle. Some contractors told us to demolish the place! Eric Lara was the ONLY contractor who suggested we check to see if we had permits before spending all of our savings on the complete renovation. We paid Eric to proceed with getting the permits and he delivered when things didnt look promising initially with the County. Eric cared that things were done right the first time. He wasn't wanting to just make the money fast and move on without making sure things were done right and met code requirements. Eric hung in there during the whole project where most contractors would have left after few months because the project had several difficult challenges. Eric came up with some good ideas that we liked and moved forward on and we are happy we did so. Eric did a professional job on our project and kept his cool when things didnt always go as expected due to changes we wanted or unpleasant discoveries found in the original building construction. Eric took the initiative to correct issues with the building before continuing on to the next step. We plan to live our retirement years in our newly renovated, beautiful and unique home Eric Lara created for us, and highly recommend him for anyone else who needs someone they can trust to do the job right at a reasonable price. Note that the pictures don't come close to all the work Eric did - He had to install all new electric and plumbing as well!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
