  • What should the customer know about your pricing (e.g., discounts, fees)?

    My current prices are as follows: Find Tenant ONLY: 5% of Lease Term or $500 (which ever is greater). Here's the break down monthly rent x Lease term x .05 = payment amount $1,200x12=$14,400x0.05=$720 or $1,200x6=7,200x0.05=360 making payment $500 Payments will be discussed during signing of independent contractors license. To manage, because space is limited and it will be first come first serve there is a start up fee of the asked security deposit + 300 to set up an owners account where the security deposit will be held and monthly payment of 15% of rental amount (this is the asked rental amount even if the tenant only pays partial). So here is the break down 1st months rent goes to you ( all owners checks will go out no later then the 20th of each month all will be explained in management contract.) Security Deposit + $300 = amount to Start Owners Account (This account will be explained upon meeting and signing of management contract) Example: $1,500 + $300 = $1,800 (Onwer's Account) Monthly Rent x 0.15 = Payment to me (remainder goes to you) Example: $1,200 x 0.15 = $180 ($1,020 goes to you)

    I am not currently a licensed agent and by the State of California Real Estate Laws under my company name I am only permitted to manage a maximum of 7 home and/or 2 apartment complexes with no more then 30 units each. I am currently completing my Double Bachelor's in Real Estate Studies and Entrepreneurship. I am due to Graduate in May 2015. After graduating I will be sitting for my broker's license that will permit me to do a lot more.

  • What types of customers have you worked with?

    I am commonly known as a Residential Consultant. I give my advice when needed to help owners get there homes rented if they have sat on the market too long (2 months or longer). I also give an insiders perspective on whether a prospective tenant will be an excellent long term tenant or a "problem tenant".
