I had a crazy idea to use a vintage dresser as a bathroom vanity and had guests coming VERY soon to stay at my home, so I was stressed finding a contractor who could do the work and also get it done quickly. Oscar literally called me two seconds after I had finished submitting my inquiry on Thumbtack and he offered me a really really reasonable price. He came the following Monday, and boy did he have a challenge for him. But he got it done in a day and it looks AMAZING. He even managed to get a piece of additional quartz installed on the side of the countertop that I was not expecting! I am thrilled with the work and attentive professionalism Oscar brought to this project. Absolutely recommend.

Oscar Arias, owner of Versa-Tile, assessed our flooring project in April 2025. I showed him the guest bathroom and explained the newly renovated bathroom floor was lower because of two existing layers. He seemed surprised but assured me, “This is more work than I expected, but I’ll honor the original quote,” which gave me confidence to proceed.
After I signed the invoice—the “contract”—I had to point out that baseboards were missing. He added them but overlooked that both flooring layers needed demolition. I had assumed “demolition” meant removing everything down to the subfloor. I later learned that he frequently used 'not in the contract' as an excuse to avoid work he had verbally agreed to.
Oscar promised 2 workers daily from 7–8 AM and a five-day timeline (June 9–13). From the start, he showed up late, left early, and by day two claimed demolition was done—even though the vinyl was still there. He suggested tiling over it. I rearranged my schedule to be present on day three, but he didn’t arrive until 2:30 PM. After pushing again, he agreed to remove the vinyl—for an extra $300, claiming it would take all day. Under pressure from upcoming cabinet installations and my mom needing a working kitchen, I paid to avoid delays. In reality, 2 workers finished in 2.5 hours. They then refused to demo the entryway, which Oscar tried to charge another extra $250 for, despite prior texts and photos showing it was in scope. Short on time, I reluctantly let it go and allowed Oscar to tile over it.
Next was the moisture barrier issue. The contract listed an “anti-fracture membrane,” which I understood to mean a proper underlayment. Instead, Oscar planned to use Blue 92—a liquid membrane. When I requested an actual uncoupling membrane for the wood subfloor, he agreed—but made me pay $657 out of pocket. He took 7.5 hours to get materials and still didn’t bring backer boards, saying they weren’t needed. I ended up saving him at least $400 in material costs.
When I later pointed out hollow spots under tiles—comparing them to our grouted bathroom done by another contractor—he deflected, blaming bowed tiles, cheap materials, or inconsistent grout in the bathroom. His condescending tone suggested I didn’t know what I was talking about. Every conversation left me drained and frustrated, until I simply stopped pushing back.
Nothing was hassle-free. Oscar claimed installing a reducer at the main entrance wasn’t part of the contract. After more back-and-forth, he went to get one himself—since I had ordered the wrong types multiple times and assumed he would know better. But the reducer he put in didn’t even sit flush. Then came the excuses. Exhausted, I told him, “Just leave it—I’ll figure it out myself.”
For someone with 25 years of experience, he couldn’t even handle a basic transition. He kept insisting he was doing “extra” work, like using epoxy grout—which we had agreed on from the start. Even removing debris became another loophole: “not part of the contract.” His endless justifications were exhausting. I felt like I needed a crash course in construction and contracts just to keep up.
The project ran a week late and cost about $1,000 more than quoted. Despite paying a mid-range price (more than the lowest bid, less than the highest), I felt misled, pressured, mentally worn out, and disrespected. Oscar routinely failed to communicate start times, leaving my mom and me waiting for hours. His lack of professionalism was unacceptable.
I was too exhausted to keep dealing with him, so I let him go. Now I’m left figuring out how to re-grout the floor and properly finish the entrance transition myself.
Though he touted 25 years of experience, my experience said otherwise. I regret hiring him and would not recommend Versa-Tile.

This update is a follow-up to my previous review. See the pictures — this is the result of the ‘25 years of experience’ that Oscar Arias of Versa-Tile brought into my home. The grout joints were poorly filled, leaving hollow spots and holes everywhere, while grout haze, residue, and even his footprints covered the tiles. Now my mom and I are spending our weekends manually scrubbing his mess. We've already spent two days cleaning and are nowhere near done. Every time I pointed out a mistake, he had a thousand excuses. Getting him to fix his work was like pulling teeth, so I gave up and decided to correct it myself to save the headache.
