I called Josh in a panic when my tenant moved out and wrecked my property - and then had their lawyer call and threaten to sue me if I didn't return their deposit. I am not litigious at all but was terrified. Josh listened to my case, did extensive legal research, reviewed the contract and many emails of evidence, and met with me several times. He called both the threatening tenant's lawyer as well as the lawyer of the negligent property manager. He became their contact and I didn't have to deal with the bad actors. Lots of posturing later, through which Josh was professional, calm, and secure in our case, he negotiated a settlement I didn't think possible. Josh is very ethical, thorough, and highly recommended.
