Introduction: I have an action plan that goes way beyond the basics, and I do more for my clients. I am proactive and not reactive. I also hire professionals and provide services that most other agents overlook. It's simply part of my service to you. For sellers, I provide a free home staging consultation by a professional so you can get your home prepared to show at its best. I also hire a professional photographer to take pictures of your home. Most people start their search online so high quality photos provide a great first impression and entice buyers to come and take a look. You can rest easy with the Home Warranty I provide during the listing period. If your hot water heater or dishwasher breaks down, you're covered. No big extra expense to worry about. This also provides assurance to buyers that everything will be in good working order when they purchase it. I also hire a transaction coordinator as a backup to me. This person helps make sure that I haven't missed anything. She double checks to see that all the inspections are done, paperwork is signed, and we coordinate with the lender, escrow and other parties to make sure you close on time. For buyers, I listen to your wants and needs. Then I preview homes so you don't waste your time driving all over town to see homes that aren't what you want. I make sure to attend your home inspection so that any issues with the home are addressed quickly. If a significant problem turns up, I may need to re-negotiate the terms of the purchase agreement. Hearing directly from the inspector gives me the information I need to work on your behalf. I also attend each and every appraisal. (Many agents don't attend.) If your appraisal comes in too low, you may not be able to borrow enough to purchase the home so it's important for me to be there. I make sure the appraiser knows our local market and that the correct comparisons are used so that you get a good appraisal. Lately this has been a very difficult issue, but I do everything possible to make sure the appraisal correctly reflects the property's value. Of course, there are lots of other things I do. Most importantly, I communicate with you. You never have to worry if something is being done, because I update you regularly and address your questions or concerns promptly. Just so you know, I am not interested in just taking a listing or getting a commission. Sure that's nice, but it's not my goal. My goal is to help you get what you want and more, because my hope is that you become a raving fan and my client for life. I realize that the only way I can become your preferred agent is to offer outstanding service and be responsive to you. It would be my honor to serve you! I have a heart for people and love helping them through some major decisions in their lives. Most people move due to a significant life event: a new job, a divorce, a new baby, retirement. Transitions can be exciting but they can also be stressful. There is great satisfaction in relieving stress and helping families get what they want and need. I also like being a Realtor because there is so much variety in this work. Not only are the clients different each time, but the product (homes) and the circumstances are also different. There are many varying tasks and skills required: knowing the contracts/paperwork, networking and marketing, previewing homes, staying on top of social media, negotiating, meeting with clients and other professionals involved in a transaction, doing videos and newsletters, and constantly learning. I never want for something to do!

  • What questions should customers think through before talking to professionals about their project?

    There are, unfortunately, quite a few unethical agents in this profession. Always look for a Realtor. (Not all agents are Realtors, so ask.) Open Houses sell homes but not as much as you might think. Agents have them in order to find more clients or to "double-end" a transaction (also called dual agency). What is dual agency? If the listing agent can find a buyer and represent the buyer as well as the seller, s/he gets both commissions. But think about it? Isn't that the same as an attorney representing both the defendant and the plaintiff in a lawsuit? You can't fairly represent competing interests, which is why I never "double-end" a transaction. I represent you--and only you!
