Discount Management Inc has been managing my five investment properties in Tampa FL for the past 4 years. He streamlined my process for acquiring them, including driving me to Orlando to meet with my mortgage broker to secure loans. I am an out of town owner and visit my properties when I am in Florida. John keeps me well informed in between visits, and has always taken the time to tour them in detail when I come to town. I know that DMI softens the economic blow to my portfolio with his quick action when situations arise and the resources he has at his disposal, their intimate knowledge of the neighborhoods, the tenants, the vendors and most importantly, the city and the section 8 program has protected my investment. As a business person it is nice to have someone on my team that I can count on to get the job done and keep my interests in mind. The manager is hands on and follows through under some difficult circumstances. When it is necessary they participate in all HUD inspections, in several cases onsite repairs are done so inspections past.

What should the customer know about your pricing (e.g., discounts, fees)?
For Property Management we are in line with the market standard of 10% of the rental rate. Our placement fees are also in line with the market at 1 month's rent for tenant placement. Lease renewal fee is 15% of current rental rate at the end of lease date.
What is your typical process for working with a new customer?
Have a phone interview to see what level of service they need for property management or listing their properties. We offer several ways to partner with our customers.
What education and/or training do you have that relates to your work?
I have lived in the area for over 36 years and have over 10 years in Property Management Services. Our team has a combined 20 years of Real Estate experience in this market. We have literally seen all levels of education and training change throughout our years in the area.
