- What should the customer know about your pricing (e.g., discounts, fees)?
We customize every proposal. Home Inspections begin at $275 for 1700 SF 2 bedroom 2 bath residence and increase based upon the age of the home, size, number of structures, number of bathrooms, condition (Ie Short sale or foreclosure), date of remodeling if any, distance in excess of 35 miles. Frame construction and houses constructed prior to 2001 will take more time to inspect and issue final report and will increase our cost. Number of rooms, plumbing fixtures, HVAC systems, impact time and cost. Crawl spaces add significantly to the cost to an inspector. Providing the address of the location to be inspected will help you obtain our best price possible.
- What is your typical process for working with a new customer?
Obtain location/address for estimate and written proposal with best cost. Explain inspection process. Explain possible insurance inspection needs. Research property prior to contract and inspection. Forward written proposal and contract. Arrive on time. Complete review of notes and photos to provide a preliminary summery within 24 business hours. Complete final report in 2 to 3 days.
- What education and/or training do you have that relates to your work?
Home Inspectors in Florida are required to complete 14 hours of continuing education every 2 years. In addition as a Licensed Builder there is also a requirement for continuing education requirements. In addition to continuing education requirements for licensure there is ongoing certifications such as Wind Mitigation and Mold Remediation that are required or available. Wind Mitigation requires certification and continuing education every 2 years.
