Our reports address the common areas of disclosure in a Florida Real Estate contract Mold, Lead, Radon, Chinese Drywall and include a Life Safety Section and introduce you to your potential residence with utility locations. We do not merely provide a check list and a few photos of discrepancies. Using my 30 plus years of construction and construction inspection experience to help others minimize their risk and best understand the condition of the home or facility they are purchasing. We have one of the first 4100 Home Inspection Licenses issued by the Florida Department of Professional Regulation. Our goal is to serve our clients needs and exceed their expectation in doing so.

Carland Consulting, Tim Hackett, is without a doubt the best inspection service I have experienced. I have owned five pieces of property, so I can honesty say that I am able to recognize a good inspection. Mr. Hackett saved me from buying a duplex in a great community, but the amount of upkeep was above my income. The outside looked good until the inspection went inside the walls. A different story! Another home I found was a foreclosure. Mr. Hackett took the time to go the extra mile and gave me a actual total cost to complete the many, and I mean many items that were an immediate issue to be repaired and completed before moving it. The home is still a project, but I did not walk in blind. He also spoke with the realtor and had the realtor deduct some to the expenses that were mandatory from the selling price. I definitely recommend Carland Consulting. Tim Hackett is upfront and honest. He sends out updates to owners that discuss matters that concerns homeowners and maintaining their property. During hurricane season an email was sent out with all the important emergency numbers along with the websites to monitor the evacuation areas. Bottom Line Tim is Just A Great Person who actually cares.

What should the customer know about your pricing (e.g., discounts, fees)?
We customize every proposal. Home Inspections begin at $275 for 1700 SF 2 bedroom 2 bath residence and increase based upon the age of the home, size, number of structures, number of bathrooms, condition (Ie Short sale or foreclosure), date of remodeling if any, distance in excess of 35 miles. Frame construction and houses constructed prior to 2001 will take more time to inspect and issue final report and will increase our cost. Number of rooms, plumbing fixtures, HVAC systems, impact time and cost. Crawl spaces add significantly to the cost to an inspector. Providing the address of the location to be inspected will help you obtain our best price possible.
What is your typical process for working with a new customer?
Obtain location/address for estimate and written proposal with best cost. Explain inspection process. Explain possible insurance inspection needs. Research property prior to contract and inspection. Forward written proposal and contract. Arrive on time. Complete review of notes and photos to provide a preliminary summery within 24 business hours. Complete final report in 2 to 3 days.
What education and/or training do you have that relates to your work?
Home Inspectors in Florida are required to complete 14 hours of continuing education every 2 years. In addition as a Licensed Builder there is also a requirement for continuing education requirements. In addition to continuing education requirements for licensure there is ongoing certifications such as Wind Mitigation and Mold Remediation that are required or available. Wind Mitigation requires certification and continuing education every 2 years.
