- What is your typical process for working with a new customer?
At BHD Home and Mold Inspections, we make the inspection process simple, professional, and easy to understand. Our goal is to provide you with the information you need to make informed decisions about your home and protect your health and investment. 1. Initial Contact When you contact BHD, we will discuss your inspection needs and determine which services are appropriate for your property. Depending on your situation, services may include: Comprehensive Home Inspection Mold Inspection and Assessment Mold Sampling and Laboratory Analysis Four-Point Inspection Wind Mitigation Inspection Pool Inspection Moisture Intrusion Detection Thermal Imaging We will provide you with the applicable inspection fee and explain what is included in the service. 2. Schedule Your Inspection Once you decide to proceed, we will schedule a convenient date and time for the inspection. You will receive confirmation of the appointment along with any information or preparation instructions that may be necessary before the inspection. 3. Inspection Day On the day of the inspection, the inspector will conduct a systematic evaluation of the accessible areas and components included within the scope of the inspection. Depending on the service requested, the inspection may include: Visual examination of accessible areas Moisture meter measurements Thermal imaging when appropriate Attic and crawlspace evaluation, when accessible HVAC and visible components Plumbing and electrical components Roof and exterior components Interior living areas Visible signs of water intrusion or moisture conditions Visible conditions that may contribute to microbial growth For mold assessments, sampling may be recommended when conditions warrant it. Samples are submitted to an independent laboratory for analysis when laboratory testing is included in the service. 4. Documentation During the inspection, BHD documents significant findings with photographs and written observations. When appropriate, measurements, moisture readings, thermal images, laboratory results, and other supporting information may be included in the inspection documentation. 5. Review of Findings After the inspection, we explain the findings in straightforward language. Our goal is not simply to identify conditions, but to help you understand: What was observed Where the condition was located Why it may be important Whether further evaluation may be appropriate What corrective action may be recommended 6. Inspection Report A detailed inspection report is prepared based on the services performed and the conditions observed at the property. The report may include photographs, descriptions of findings, limitations, recommendations, and laboratory results when applicable. For mold assessments, recommendations may include addressing the source of moisture, correcting building deficiencies, and obtaining professional remediation when warranted. 7. Follow-Up Questions After receiving your report, customers are encouraged to contact BHD with questions regarding the inspection findings. We will help you understand the information contained in your report and explain the significance of documented conditions. 8. Next Steps When a significant condition is identified, we may recommend that the customer obtain additional evaluation or services from an appropriately licensed or qualified professional. BHD Home and Mold Inspections does not perform mold remediation as part of a mold assessment. This helps maintain the distinction between assessment and remediation and allows the customer to obtain independent remediation services when needed.
