Sam and Yana were wonderful to work with! We found them through thumbtack and hired them to paint our whole exterior, refinish our pool deck, and paint tall areas on the interior of our home. They went the extra mile with everything they did. Sam gave us tips and help with how to remove wallpaper in our new home, he taught us how to properly paint the rooms in our home that we were doing ourselves, and he even shared his expensive paint brushes with us! We felt so grateful for the wonderful job they did. It can be hard to find trustworthy people sometimes but we felt that Sam and Yana were very honest and kind. We've had many people tell us our great their paint job looks. We would definitely use them again and would recommend them to family/friends.

I have never worked with a team more professional than Sam and Yana. From the 1st time we met, they treated my house as if it was their own. They listened to my needs and made suggestions after I told them what I was looking for. I needed my two story house exterior painted and waterproofed along with my driveway and pool deck. They showed up every morning bright and early, on-time, and ready to work and did not leave till dark. They were great communicating with me (text, e-mail, phone) and kept me informed every step of the way. Along with their extreme professionalism comes an amazing painting skill set. After Sam pressure washed my roof, he came up with the idea and took pictures for me of some problem areas that I could show to a roofer. I also had them paint a few rooms inside my house after I saw the beautiful job they were doing with my exterior. I am so happy with the way the house looks and I have Sam and Yana to thank for that. I will be doing business again with them very soon! Mike Barbaro

Worst experience ever! This guy should not be licensed! If you want someone to take advantage of you, than this is the guy. I had Sam Pace out to give me a quote on some stucco repair for a residential house I was buying. Before I could tell him the work that needed to be done. He was insisting me to repair areas that didn't need to be repaired (Sam was my last qoute out of 4 quotes). Sam had no clue on what he was talking about nor how to treat a customer. He didn't let me tell him why I wanted him out. Please, please if you read this. This guy was extremy rude and walked off my property yelling at me saying "he doesn't need my work". And that I (as the customer) had no clue on what I needed. Even though I had inspections done and a civil engineer out for inspections. I feel bad for all the people that he ripped off. Shame...
Samuel Pace LLC - stucco repair & water-proofing's reply
In response to Austin's review, I arrived on time to meet him but he was 15 minutes late. During the time waiting, I walked around his house to evaluate his stucco. It is a typical 2 story Florida home with the top floor stucco over wood and the bottom floor stucco over block. There were obvious shortcuts taken when his stucco was installed. A couple of the more glaring deficiencies were that no expansion joins were installed across the entire back and 1 side of the 2nd floor. The walls, both upper and lower were full of micro-cracking and quite a few larger cracks. There were obvious signs of water intrusion getting in behind the stucco. This could have come from improperly terminating the stucco underneath the soffits or through the micro-cracking above. Austin was requesting that the area on the bottom of the 2nd floor wall be repaired along with a few of the larger cracks along the bottom of the same wall. I advised Austin that the area he wanted repair was where the water was draining out. I tried to explain to him that fixing only the areas where the water is draining out and not addressing the points of entry, was not a good idea. When the exit points or weep holes are filled, moisture can get trapped in the wall and will either cause the repair to fail or the water will find its way out somewhere else. Austin informed me that he had a home inspector look at the property and did not alert him to the problems I was finding. I suspect if Austin had really had a civil engineer look at the stucco, he would had been informed that the stucco was not installed to ASTM standards. I did politely tell Austin that I would decline giving him a bid to repair only the water exit points on his stucco. I tried to explain to him that water-proofing needs to be done from the top down, not the bottom up. I did inform him that I do not need work bad enough to perform a repair that I know will crack and fail and could possibly lead to further water intrusion damage. I am aware that my services are not for everyone. I offer a 100% complete satisfaction guarantee on every job I perform. When I repair stucco and water-proof a home I offer a written 10 year warranty against future stucco cracking. I have never had an unhappy customer or a negative review from a customer that I actually worked for. Austin is not the 1st customer, and probably will not be the last, that I decline to work for. If the customer does not want the repair or water-proofing to be done to only the highest professional standards, that I feel comfortable warrantying, then I will not perform the work. I did not yell at Austin and was not rude to him in any way, when I told him that I was not interested in his business. Austin seems to have taken his rejection personally, and it was not intended that way.

Sam was most professional in everything he did. From beginning to end he did what he promised and my house looks beautiful. It's all about trust and I trust Sam and Yana.
