Steven did an excellent job today 3/7/2020 inspecting the condo in Windermere, FL. I scheduled the appointment for 9:30am, Steven got there at 9am, excellent punctuality and work ethic!
Steven took his time to do a very thorough inspection pointing out all the major and minor problems. He is very knowledgeable and is very good at answering questions and explaining the issues. Very fair and honest.
I highly recommend using his services. He also does the drone photography, but we didn’t need it, since it’s a condo.

As a first time home buyer, I wasn’t familiar with getting an inspection done. Steven Lobdell was absolutely fantastic! It was a pleasure to use his services. He conducted an extremely thorough inspection and upon completion he pointed out things that the average eye wouldn't even notice especially with the proof. Minor repair was needed which the previous owner took care of immediately.
The inspection lasted about 2 hours. Afterward, he provided via email and extremely detailed inspection report filled with pictures the same day.
I would definitely recommend Steven Lobdell to all my friends. I can honestly say that this was the best money I've ever spent and choosing Optimal Home Inspections .

What should the customer know about your pricing (e.g., discounts, fees)?
Clients should know our inspection pricing is based on square footage, distance and age.
What is your typical process for working with a new customer?
We start by exchanging contact information. Then proceed with which inspection the client will be utilizing (4 Point, Wind Mitigation, Home Inspection, or a Roof Certification). After we have confirmed the inspections I go over the pricing and which days I am available to complete the inspection. After the inspection has been finished, the client will receive the report/s within 24 hours of the inspection.
What education and/or training do you have that relates to your work?
I been trained by the International Association for Home Inspectors, along with that I have also done many home renovations.
