- What should the customer know about your pricing (e.g., discounts, fees)?
Pricing of your Appraisal is determined by the level of difficulty. If you live on 10 acres in a 5000 s/f house that is waterfront your home would be considered a difficult and time consuming Appraisal. Typically if it is a refinance and not listed on MLS the Appraiser will need to come and see the home then they can make a informed decision on comparables to choose from so you get a fair and supported valuation.
- What advice would you give a customer looking to hire a provider in your area of work?
Make sure the Appraiser knows your market area. When you call them ask them how many years they have been Appraising in your area. Be sure to tell the Appraiser any and all upgrades especially square footage added.
- What questions should customers think through before talking to professionals about their project?
The Laws and Guidelines that bestowed upon us, that Realtors or Public data accessed is not always the true value of your home. The County, Zillow or Trulia is not always acurate data to make a informed decision.
