- What should the customer know about your pricing (e.g., discounts, fees)?
Fees are determined by the complexity of the job, the scope of work and the purpose of the appraisal assignment. Please call, text or email to get a fee estimate with the address of the property and purpose/intended use of the appraisal.
- What is your typical process for working with a new customer?
1) Provide the property address and purpose/intended use of the appraisal in order to determine the scope of work required 2) A quote, availability for scheduling the appraisal inspection and current turn around time. (Typical turn time is approximately 7-9 days from the date the appraisal is ordered to date appraisal report is emailed to you) 3) Appraisal inspection is scheduled 4) Appraisal inspection typically involves visual inspection of the interior and exterior of the home and laser measure of the exterior. Please note, this is not a professional home inspection. 5) Research & Analysis: Once we have completed the inspection we will then begin the Research and Analysis of the market and all other items that will pertain to your need. This includes market conditions, location, GLA, sales within the area, external factors, motivations, and more. 6) Completion of Report and Delivery via Email. Once we have completed your report we will deliver it via Email in a PDF format (typically 2-3 days after the appraisal inspection). 7) Post delivery follow up. This allows us to answer any questions you may have regarding the report.
- What education and/or training do you have that relates to your work?
Education and Training – Shari and Brent Kludt Shari Kludt – Certified General Appraiser Shari Kludt holds a Bachelor’s degree in Business and is a Florida Certified General Appraiser. Her education and professional training include appraisal principles and procedures, residential market analysis, highest and best use, valuation methodologies, report writing, and applicable appraisal standards and regulations. Although she holds the Certified General credential, Shari currently concentrates exclusively on residential property appraisals. Brent Kludt – Certified Residential Appraiser Brent Kludt holds a Bachelor’s degree from the University of Florida and is a Florida Certified Residential Appraiser. His education and training include residential appraisal principles, market analysis, highest and best use, valuation methodologies, report writing, and applicable appraisal standards and regulations. As Florida Certified Appraisers, Shari and Brent complete 14 hours of continuing education each year and complete an updated USPAP (Uniform Standards of Professional Appraisal Practice) course every two years, maintaining current knowledge of appraisal standards, regulations, and professional practices.
