- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is transparent and competitive. For property management, we charge 8-10% of monthly rent collected (or $80/month minimum), plus a one-time leasing fee of 80-100% of one month's rent when we place a quality tenant. We're so confident in our rigorous five-step tenant screening process that we offer a six-month guarantee: if a tenant we place breaks their lease within the first six months, we'll waive our leasing fee and re-rent your property at no additional charge. For real estate sales, our commission structure is discussed during our initial consultation and tailored to your specific property and goals. We believe in earning your business through exceptional service, not hidden fees.
- What is your typical process for working with a new customer?
We start with a comprehensive consultation to understand your goals, whether you're selling a property or need professional management services. For property management clients, we conduct a detailed property walkthrough, discuss your expectations, and create a customized management plan. We then handle professional photography, marketing, tenant screening (including credit, eviction history, employment verification, and background checks), lease execution, and ongoing property maintenance. For real estate clients, we begin with a market analysis, develop a strategic pricing and marketing plan, and guide you through every step from listing to closing. Communication is key - we keep you informed throughout the entire process and are always available to answer questions.
