Industry-Standard Benchmarks Our fees are aligned with common industry practices so clients can feel confident they’re receiving competitive rates. Example: Management Fee: 5% of monthly rent, Leasing Fee: equal to one month’s rent, etc. Flexible & Customizable While we provide standard rates for transparency, we understand that every property and investor’s situation is unique. We’re open to customizing fee structures to make sure the arrangement works for both parties. No Hidden Fees All fees are outlined upfront—no surprises. This builds trust and helps clients plan their investment returns accurately. Discounts & Negotiations Discounts may be available for larger portfolios or long-term partnerships. We are more focused on building long-lasting relationships than being rigid on pricing. Additional Services Some specialized services (like eviction coordination, maintenance oversight, or cleaning) are billed separately, but always with full transparency.
- What is your typical process for working with a new customer?
Initial Consultation We start with a conversation to understand your property, investment goals, and any pain points you’ve experienced with self-management or other companies. This helps us tailor our services to your exact needs. Property Evaluation & Proposal We review your property (or portfolio) in detail — including occupancy, lease terms, rent rolls, and maintenance history. Based on this, we present a customized management proposal with clear pricing and service options. Agreement & Onboarding Once you’re comfortable, we sign a management agreement. Our team handles all the transition work: notifying tenants, collecting leases, setting up accounting in Buildium, and ensuring a smooth handoff. Tenant Communication & Setup Tenants are introduced to Prime Property Management and given access to the online portal for rent payments, maintenance requests, and communication. We position ourselves as their first point of contact, freeing you from day-to-day involvement. Ongoing Management We handle rent collection, lease enforcement, maintenance oversight, financial reporting, and tenant relations. Owners receive regular financial statements and updates so they always know how their investment is performing. Performance Reviews & Adjustments We schedule check-ins with owners to review performance, discuss rent adjustments, and make strategic recommendations for maximizing returns. Our goal is to build a long-term partnership where your investment grows.
