- What should the customer know about your pricing (e.g., discounts, fees)?
Ongoing management base rate is 6-9% based on portfolio size and management scope. Our base rates include inspections, valued at roughly 1% of gross rents (2 semi-annual inspections). We will also perform in-house maintenance that we don't have to contract out at $40, and lease signings at 25% of first months rent.
- What is your typical process for working with a new customer?
Our first step is meet with the customer and understand his or her properties and property management needs. If the customer decides to do business with us, we will draft a property management agreement for the customer to review. We can tweak the management agreement as needed to ensure the agreement works for the client. Once the property management agreement is signed, we'll have the owner complete an Owner-Property information form to provide us details on the property or properties we will manage. Then we will onboard the owner, property and tenants into our system and processes.
- What education and/or training do you have that relates to your work?
15 years investing in real estate, including properties in Jeffersonville, and other areas in Southern Indiana. I acquired my real estate license a year ago and decided to go full time into property management business. I have a background in real estate investing, business and accounting.
