Ed Bilo and his team did an amazing job on our house! We had all types of weeds, ivy, and just plain old nature growing on our home, and even through the walls. I had to plant trees, install sprinkler system, pave walkway. I did some research to find some landscapers. Finally found EBRR and Ed gave us the best price, got it done in a day and did a great job to make sure it does not grow back. I would highly recommend using EBRR Property Maintenance Services and I am thrilled with the work that Ed and his team did. Thank you so so much!

Julio was fantastic! I bought an old house with a structural beam issue. I was looking for someone to give me a straight answer on what needed to be done. Julio explained every step to me and why he proposing to do the work that way. He gave me hands down the best estimate, in price and detail of work. Julio started work exactly when he told me he would, sent me pictures and texts throughout the process, and finished ahead of schedule. He went above and beyond by adding some hardware that he felt was needed for structural reasons, but stuck to his original price estimate. I plan to call Julio for other construction needs I have. He's a great guy, will be real with you, show up on time, and do great work for a great price!

Walt was great. Arrived on time, even alerted us about an earlier time due to a cancellation. He was professional and friendly, even took time to pet the dog. He assessed the problem and repaired quickly in the same day. He also guarantees his work for a year. Would definitely recommend his services to anyone who has repairs.

The gentleman at Deck Wonders were great. The onsite estimate was appropriately priced, they adhered to the schedule, and most importantly they executed quality work. They were courteous, respectfully pointed out unforeseen challenges, and respected their quote even after I changed some of the specs. They were cautious when moving furniture which was especially important with a new floor. Lastly, the clean up job was great - both at the end of the day during the project and then at the end of the project. I am super happy with the work - I will hire again and have already recommended their services to my friends.

Naun was excellent with caulking my bump out roofing as well as around my door entrance. He also touched up my bump out roof with paint. He was able to caulk around my steps with a caulk color that closely matched the concrete color. I will be using Naun's services in the future for more projects.

Learned about Curtis' company through work he did for a neighbor who was extremely satisfied with his work. They allowed us to see the work he'd done on their master bath and it looked great. We had our townhouse kitchen renovated by them. Curtis provided a very comprehensive estimate which detailed some items we hadn't considered such as daily clean-up, the payment schedule, and how receipts would be handled for materials purchases. His estimate came in at the middle of 4 estimates we received for tear-down of the original kitchen, new cabinet installation, tile floors and backsplash with some electrical and plumbing thrown in. He was able to accommodate an earlier start date when the cabinets we ordered were available earlier then expected by 2 weeks. He and his 2 assistants worked efficiently and more importantly they took care when doing the demo (and throughout the project) to protect the hallway floors and other areas of the house from dust, dirt and debris. They worked very efficiently and by the end of the 2nd day were starting on laying the tile floor. Cabinet installation went smoothly and he was kind enough to point out a couple items which we needed to report back to the cabinet makers regarding some bowing. Overall the project took approximately 9 business days from start to finish with a few small visits to finish up hardware, trim and reinstallation of the dishwasher once the counters and sink folks (separate company) finished their piece. His 2 assistants were equally pleasant and made us feel comfortable so we could ask questions as needed. We plan to use Curtis' company Oddjobs.pro again for upcoming bathroom renovations and some other work we need done.

First off: great quality. I don't think I could have asked for a better realization of my plans for my bathroom remodel, which included extensive tile work and construction of a new closet. Pricing was reasonable; they were in the middle of the estimates that I got. That being said, there are a couple of negatives. The schedule was quoted for ten days, but it took sixteen. I did need to take half of one of the days originally scheduled to go into the office to support a client meeting, but a week's extra labor time to finish seemed excessive to me. Especially since after the original two weeks were finished, I had limited flexibility at work and needed to push work off to weekends. All told, with my restrictions at work, it took an extra two weeks beyond what was expected. Part of the problem was punctuality: workers were frequently late, so less got done each day. I also asked to keep a couple of pieces from the demo of the original bathroom that I never got. Overall, I would recommend this contractor if you have a reasonably flexible schedule. They truly do beautiful work, and I'm ultimately very happy with how my bathroom turned out. My designs were executed very nicely. I was just a little disappointed that it took so long.

Premier Home Services replaced my home's the 30-year old deck. No matter how big or small one’s home renovation project is, the main concern is that you hire a contractor that is competent and honest. Premier Home Services is that contractor. Mr. Barney and him team built a quality deck, kept their word and went the extra step to ensure that I was a satisfied customer. It was a pleasure working with Mr. Barney, who throughout the project was a consummate professional.

We had a wonderful experience with Julius from Gotes Construction. He was within our budget, got right to work and the best part was how clean he left things afterwards. He got our project done in a little more than an hour after we had been procrastinating for months. I would definitely use them again.

Awesome work! I am so excited with the wood work (Shiplap) done to my wall in my den. This was a huge project and they did it with so much thoroughness and perfection. I couldn’t be happier. They arrived early and worked hard for five hours. So kind and asking questions about the size of the gap. I said a nickle. Boy was I wrong. If they didn’t bring that to my attention I would’ve been upset. When I thought they were done, they weren’t. They continued to the point of perfection. Thank you for making my den look amazing. He’s my go to Handyman at this point. Picture doesn’t do any justice.

We had a poorly built roof over our patio that was damaged by the wind. I found kutai enterprises on thumbtack and asked him to come look at the roof and give us an estimate. Not only did he beat the first estimate, but he took a construction disaster and made it into something to be proud to show off. The roof is much safer and definitely more appealing to the eye. Will definitely hire these guys again. Couldn't be more happier with their work. Would definitely recommend kutai enterprises.

We received outstanding work from Chris Harvey who performed as a General Contractor to reconfigure the backyard of my townhouse. This effort required building a three foot high cinder block wall at the end of my property, then leveling the yard which had a severe slope by back filling from the existing cement patio to the wall. He built a slate sidewalk from the patio to the wall, covered the patio in slate and built slate steps through the wall out to the walking path behind the wall. Chris had a cedar fence with gate built around the yard and then landscaped the yard with top soil, sod, rock, and plantings. It was done exactly as I asked and in a very timely manner with only interruptions for weather and two visits by Miss Utility. Chris is very sociable and easy to work with. He was present for each sub contractor as they started and completed their work. I highly recommend Chris Harvey Landscaping.

We were in a rush to get it completed and they managed to exceed the deadline by finishing in 2 days and with 2 days to spare. Professional, courteous, and excellent work. We plan to have Ken and his team back for more work. Definitely have our recommendation!!!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
