- What should the customer know about your pricing (e.g., discounts, fees)?
Full-service management: 8–10% of collected rent (monthly minimum disclosed). Lease-up: One month’s rent. Renewals: $150 - Comprehensive Market Analysis, Renewal Lease Paperwork, Outreach and Owner Communications. Maintenance: Vendor invoices at cost (no markups); coordination $65 standard / $95 after-hours. Project management (jobs > $1k): 15% of invoice. Section 8 (voucher units): First inspection included; $95 per re-/additional inspection. HOA/Condo: Monthly retainer + per-door pricing; board/annual meetings $95/hr. Onboarding: $100/unit, $150/SFH. Portfolio Discount. Promise: All fees in writing—no junk fees.

Discovery call to learn your goals. Walkthrough & docs review. Custom plan & onboarding (scope, pricing, portal). Rent-ready & compliance (incl. HOA/Section 8 if needed). Leasing & screening or takeover of current tenancy. Ongoing management with maintenance, monthly reporting, and a 30-day check-in.
