Management services include the following: - Getting the apartment inspected and certified for lead paint, if needed - Rent collection - Notice posting (for tenant updates and/or maintenance) - Visual inspection every 3 months - Providing tenants with accurate and updated materials from the state relating to lead poisoning prevention, tenants rights and information of such - Light painting - Yard cleaning - Grass cutting - Shoveling of snow - Replacing bathroom and kitchen fixtures - Fixing clogged drains and disposal - Changing tiles and linoleum - Lock replacement (cost of materials to be covered by owner) - AC and heat maintenance (cost of labor and materials will be billed to the owner) - Resident placement ($150.00 per month) - Advertising the property on the web, city and school paper - Showing the property - Screening and interviewing the candidates - Running a credit check with the 3 major bureaus - Running a rental background check that includes job and rental history - Moving-in procedures included two lease (one regular lease and one that is an addendum to the lease) - Quality assurance checklist - Photo journal of property - Photo documentation of tenant - Eviction procedures (upon owner's instructions; fee -- $300) - Serving tenants with eviction notices - Filing documentation with the courts - Appearing as the owner's representative at the hearing - Filing lien documents if no show or monetary resolve - Filing for sheriff eviction date - Meeting sheriff on premises to expedite actual eviction process in representation of owner - Other miscellaneous request - Open bank accounts for rental deposits - Deposit rental check - Prepare events for tenant incentives (this only applies to certain properties) - House cleaning (this is based on special request of short-term lease) - Dog sitting (this is based on special request) - Laundry service (this is based on special request) When you undertake a renovation project, you have an important decision to make such as style, color, finished product, etc., but the most important decision is picking a company, where knowing what to do is half the battle. Building services -- obtaining all building permits. - Mechanical - Electrical - Plumbing - Dumpster - Decks, pools, sunrooms or other additions Working with certified heating and air conditioning companies for installation and supervision of the job. Providing and supervising workers for: - Demolition - Hardwood floors - Pressure washing decks, siding, fences, driveways and walkways - Gutter cleaning - Framing - Drywall - Painting -- interior and exterior - Ceramic tiles - Other miscellaneous work - Providing interior decorator services (if needed) to cosmetically structure the units for more selling or renting marketability and appeal. - Providing an architect (if needed) to re-structure or re-build projects. - Working with state inspectors to get certifications for issues such as lead paint and termites. - Taking on the responsibility of picking up all supplies and work materials. - Maintaining a spreadsheet of all expenses. - Maintaining and organizing all receipts for documentation and tax purposes. - Providing a list of materials from Lowe's and Home Depot (two largest manufacturers in the state) for comparison and pricing. Vacation rental -- management services include the following: - Cleaning service - Respond and address to minor maintenance issues - 24/7 on-call services - Thorough walk-through of property with guests (on arrival and departure) - Guest relations: Greet and meet guests on arrival/check-out guests on departure - Provide keys to guests on arrival and collect keys from guests on departure - Provide guests with brochures on local events, restaurants and other type of entertainments - Provide assisted car services: Airport pick-ups/drop-offs (additional fee negotiated) - Guided tours (additional fee) - Caribbean dinner service (additional fee) - Guests evaluation of property - Provide photo journal of each guests
