I needed to have the hardwood floors in a two story house stained and Phoenix had the best price. He was going to do liv/din, two beds, hall, stairs and two closets. We were not sure what stain we wanted, so he told us to pick 3 possible stains. He stripped an area of the floor and stained each color so we could decide. He then sanded the floors. Because there were discolorations in the floor, he called us and suggested two darker colors. We chose the darkest - Jacobean. I was not sure how it would turn out, but it was very nice. The discolorations were not hidden, but they were not as obvious. He was very patient with me about getting over to see the floors before we paid him. I regret that I did not ask him to sand down another layer of the floor to see if he could get below the discoloration, but that's on me.
