I am not sure where to begin. I thought I had a cracked pipe and asked Van to come take a look. I gave him a full history of my issues of the last 4-6 weeks as well as my tenant and he seemed to take his time assessing the situation. We both believed he found a cracked pipe and he put a plan together. It wasn't until the end when he started asking clarifying questions that I realized he wasn't listening from the beginning! Though a little complicated I thought the plan was necessary. I had an immediate water issue I needed resolved. His price was high! I had little choice and he knew it. I asked if it was the best he could do and he offered me a very small discount for paying cash vs card. I was desperate. He got started and we quickly learned that the issue wasn't a cracked pipe but a back up in the line. There was a small crack in a "t" pipe but it lead to no where and was only an issue because the line was backing up. He never deviated from his original plan which was a cause for concern. He didn't have a camera which was another problem. He actually cracked the pipe using an old school snake to clear the line and made the situation worse! He put a "temporary" cap on the line he broke. Said the clog was cleared "for now" but acknowledged the line was not completely unclogged and would eventually back up again. To my surprised he expected payment in full. After some back and forth he still charged me an amount I found to be excessive as he refused to take a reasonable hourly wage. I was very disappointed in my experience. I didn't think he cleaned up after hisself very well and he didn't have the proper tools for the job. He offered me additional service from a "friend" with a camera but I wasn't interested. I called a GC to take care of the main line issue and he believes the work he did do is a code violation. He added a main sewer cleanout underneath a cabinet in the kitchen. I will be doing my research and will update this review when I find out for sure. I gave him 2 stars instead of 1 because he was able to temporarily clear the line. At this point not only can I not recommend him, I have to say, stay clear!
