I hired Cosgrove and Sons to renovate my mast bathroom, a project that I had pushed out for a long time. I envisioned conversion of a 50-year-old tube into a walk-in shower with sliding glass doors without a step-over at the door. Steve immediately understood; Lisa was great in advising with choices of tiles without pushing her own preference. The Cosgrove team was very neat and polite. They performed excellent work. My only small complaint is that there were some delays (I have not seen yet a construction without delays). I would hire the Cosgroves again! Description Of Work: Design and build of 2nd-story deck with dry walkway and carport underneath. This job included: Preliminary consulting on goals, materials, methods, alternatives and permitting. Preparation of plans and pulling of County permit. Demolition of original, deteriorating carport. Re-bricking of house walls along old carport attachment lines. Excavation and pouring of 16 concrete footers to support new free-standing deck, while not compromising house foundation drainage Design and build of specialized support structure for modern aluminum Lock-Dry decking. Cutting, fitting, and attachment of aluminum Lock-Dry decking. Design and measurement for specification of custom aluminum railing system to match as-built support structure and decking. Erection and attachment of custom aluminum railing system . Coordination of County inspections. Wrapping of posts with color-coordinated PVC protectant. This was a complicated job, constrained by both above-ground and underground drainage considerations. We needed a contractor who was willing to dig into detail, think creatively, and solve problems both before and during construction, while operating within the constraints of the site and the budget. Cosgrove and Sons met our expectations, and we are extremely pleased with the final result. Impressions From beginning to end, Cosgrove and Sons delivered top-quality design and construction services, creative problem-solving, and a professional, customer-oriented experience. It started pre-contract, with Stephen Cosgrove spending hours with me discussing the details of the site, my goals, the alternatives under consideration, the uncertainties and concerns, the trade-offs, the budget, the process of demolition and construction, etc. After he prepared a preliminary design and a proposal with costed alternatives, we went together to the County permit office to confirm that we could get the permit to do it. Permit confirmed, we prepared a contract together that incorporated all the specific details of the job and established the cost. The job was performed start-to-finish in perfect accord with the contract. The Cosgrove work crews were great. They were punctual, skilled, hard-working, and easy to get along with. I was repeatedly impressed with the craftsmanship displayed and very pleased with the results obtained. There were many points in the job where creative thought and execution were critical to the meeting of the project's goals. At each of these points, Stephen and/or his son Philip, and I worked out (in consultation with the craftsmen) what was best to be done. Working together, we met every goal. For multiple good reasons (waiting on custom materials, travel, holidays, weather, needs of other jobs in progress) this job extended an untypically long time (from Fall 2013 into Spring 2014). There were a few points where I would have hoped for a quicker response to a call or email, but throughout I remained confident that Cosgrove and Sons was committed to finishing the job and doing so with the highest quality, and so they did. I salute Cosgrove and Sons for their integrity, skill, and customer-oriented attitude. - What should the customer know about your pricing (e.g., discounts, fees)?Pricing depends upon the aspects of the project, so a detailed estimate will be provided after the client consultation.
- What is your typical process for working with a new customer?First, we arrange a free consult with Lisa Cosgrove, principal Designer and Managing Partner, at the client's home so that we can get a good sense of what they want and their existing setup. This is an in-depth discussion to gather facts about the client's taste, desires, and property details. After the consultation, we prepare and submit a proposal to the client. There may be discussions back and forth to refine the proposal per client request. Once the proposal is finalized, the final copy is sent to the client for acceptance and signature. Upon engagement, Stephen Cosgrove, our principal Engineer and Managing Partner (who is also a third-generation Master Craftsman from the UK), visits the site with applicable staff members and maps out the on-site project plan. Once the plan and schedule details are finalized, the renovation commences with the applicable project steps (demolition, plumbing/electrical tasks, wallwork, floorwork, installation, painting/tiling, finishes, cleanup). During the process, there are ongoing checks/ inspections and client discussions to ensure that the project is proceeding as desired and on schedule. Ongoing communication with the client is an essential step to ensure the homeowner is well-informed each step of the way and to address any potential changes or issues before there is a problem. We utilize a cutting edge web-based project management system called Co-Construct to ensure that all parties, including subcontractors, are included in applicable communication loops, and we speak with clients on-site and by phone frequently as well. After all work is complete and the final clean-up done, both Stephen and Lisa Cosgrove meet with the client to review the project and ensure the client's happiness. It is extremely important that the client absolutely love their new room(s)...this is how we know that we've done our jobs well. The joy on our clients' faces when they see the completed project is our greatest reward!
- What education and/or training do you have that relates to your work?Stephen Cosgrove, our founder, principal Engineer and Managing Partner, is a third-generation Master Craftsman from the UK. Stephen's mechanical engineering degree and certificates dovetail superbly with his intensive training and lifelong experience as a talented carpenter/builder, construction foreman, and general contractor. Stephen regularly attends continuing education seminars/workshops to keep abreast of the latest materials and techniques in the home improvement industry. Phillip Cosgrove, our primary Project Manager and Master Craftsman, trained in school and also studied his entire life with his father Stephen to achieve his certification and skills. Phillip is a very proactive Project Manager and an especially talented carpenter who also specializes in custom-build options. Phillip's work is beautiful, functional, and sturdy, assuring that client projects will stand the test of time. Lisa Cosgrove, our principal Designer and Managing Partner, is an extensively trained interior designer who continuously attends seminars and conventions to ensure that she is up to date on the latest industry offerings, trends, and innovations. Lisa specializes in using color and texture to accent and unify the functional aspects of a remodel project with warmth and charm, ensuring that the client's personal preferences and styles are incorporated into the space. Lisa also has expertise in accounting and project management, so clients benefit from her knowledge and experience in providing accurate estimates.
