I live out of town and hired Mr. McFarland to prepare my home for rental. He collected $4000 form me and assured me my home was completed and ready for rental, in April, and he was showing my property. He would not produce evidence of advertising, completed work or showings. I replaced him in September and he just sent pictures of my incomplete - big whole in bathroom wall-among other unfinished work.

We were contracted to make Miss Jacqueline’s vacant property rent ready, she was given an estimate of just over $10K, which includes; complete interior painting of 3 bedrooms, living & dining rooms, kitchen, (ceilings, walls, doors, & trim), 1 bathroom with drywall repair, repair rear deck, electrical work in bathroom, repair bathroom sink, refinish hardwood flooring through out, repair metal handrails, landscape front yard, install front storm door, remove trash left in the property which had been vacant for just around a year, and do a final clean when complete. Was told the price was above her budget and could we do it for $6K and also landscape the rear yard, seal & stain the rear deck? She was informed we would agree to the $6K for the work stated on the first estimate but we would not include the additional work! She then made the first installment of $2K and work began, when 50% of the repairs were complete she was ask to make the second installment of $2K, while waiting to receive payment hard rains came and the living room windows, (2) leaked and damaged the drywall and fresh paint. We replaced the drywall, sealed the exterior top of the 2 windows and repainted the wall at no cost to Miss Jacqueline, (sent before & after images of the damage for verification). She soon made the second installment and work continued, two weeks later heavy rains came again and the rear second level bedroom window leaked as well as the dining room window below it, again we sent before & after images of the damage for verification. Not only did we repair the windows in the dining room and second level bedroom, we inspected/repaired all the remaining windows for a small additional cost for materials no labor. To make a long story short, not only did we complete all the repairs agreed to by both parties, we made additional repairs that were needed to help rent the property, (mostly cosmetic) at no cost for labor and very little cost on materials, less then $65 and she refuses to pay the balance because she says we are taking her money for the additional repairs!
