Property Management
I consider ManageBaltimore to be consummate professionals. Challenged with finding a new property management company to renovate an older property and get it rent ready in the shortest amount of time possible, I was blessed to come across a recommendation for ManageBaltimore. Providing value based estimates and quality workmanship, the professionals at ManageBaltimore were responsive to my needs and tight timeline. My property looks wonderful and has received numerous rent applications. I can't praise ManageBaltimore enough for their outstanding work.

Erik and his team are incredibly thorough on every aspect of managing my properties. I switched from another property manager and it has been a great decision. They are unbelievably responsive and knowledgeable about the ins and outs of being a landlord in Baltimore.

I own several properties that Erik and his team have managed for me for several years now. Communication has always been very good and they fill any vacancies pretty quickly. I live out of state so I appreciate having someone in state who I can trust to handle my properties.

FAQs
- What should the customer know about your pricing (e.g., discounts, fees)? For single family properties we charge a flat fee of $99.00 per month. and 100% of the first months rent to lease the property. We do not charge a management fee for vacant properties or if your tenant isn't paying rent. We charge a percentage based fee for multifamily properties this fee varies on services provided, rent roll, and the number units.
- What is your typical process for working with a new customer? If the unit is vacant we will take the following steps- 1.) Complete a walk through of the property, we will be checking for the condition, obvious maintenance issues, and making sure the house will generally show well. 2.) Obtain all relevant registrations and certifications. 3.) Take pictures of the property and get it listed. If the unit is occupied 1.) Obtain tenant contact information from current manager or owner. 2.) Verify all relevant certifications and registrations. 3.) Send a letter to the resident(s) notifying them of the change in management. 4.) Schedule a time to perform an inspection of the unit to establish condition and verify that no ongoing maintenance issues exist.
- How did you get started doing this type of work? The owner of our company is a professional real estate investor. After several unsuccessful attempts to work with property management companies he began self managing his own properties. After awhile he started managing properties for other investors and ManageBaltimore was born.
