The self-managed rentals around here gross 70k-80k/yr. Not too bad. In contrast, I use Welkom. Last year my gross income was in excess of $140k. Why did I get so much more? Dynamic pricing and SEO. Welkōm makes sure the nightly rate for my property adjusts daily based on supply of nearby homes and how close the relative date is to today and my property is always at/near the top of page 1 when you search for vacation rentals in this area. Where my competitors generally have renters about 100-120 days/yr, my occupancy is 160-175 days/yr. I’m considering renting my house through the winter instead of shutting it down to see what Welkom can generate during the off season.
For the nominal property management fee the incremental income is well worth the price. This is besides the fact that I don’t do anything with relation to managing the property except collect checks and coordinate cap ex replacements.
