Introduction: I only try to serve Macomb, Oakland and St. Clair Counties. Also, price is for a vacant home, add $5 if occupied. (takes longer). Note: I will start at 10 AM on Thursday 7'th. or Sat. 9'th /19, and do the outside first, if that will work out. Any dogs in yard? Tell neighbors. etc. Crawl space must be legal size access and accessible, No standing water or mud. Allow 2.5 hours. Payment is cash or Check. (Sorry - no plastic.) I never had a complaint I did not settle professionally, to the satisfaction of my client. I have an A1 rating with the BBB. I get more referrals from past clients, than I do from other sources. Helping first time home buyers get a good start with both feet on the ground. Helping clients avoid the problems, I know many others have gotten into. If you are looking for a very low price, I understand that. You get what you pay for. Besides doing 1200 professional inspections in the last 17 years; I have been a Michigan Licensed Home Builder from 1978 to 2018. I Inspect Houses, Condos & Apartments; also Pole Barns, Office Buildings and Horse Barns. I am a current Michigan Registered Code Official: Building Inspector and Building Plan Reviewer. Ref: INSP00238. When 'Beacon Light' gives a price, it is firm, even if we take longer than my anticipated "Time Estimate". My inspections take 2 to 4 hours average to complete. sometimes 5 hours for larger homes with many things wrong. I specialize in lakefront properties, seawalls, docks and boat hoists. My price includes using a legal access for crawl spaces or unfinished basements; plus one garage. Heating systems are based on nat. gas forced air. (Hot water heat with boiler and electric baseboard heat are extra.) I, like most Inspectors, do NOT inspect: pools, lawn sprinklers, alarm systems, central vac systems nor security systems. Those are specialty systems; (contact the installer.) In Macomb County: The Environmental Health Department has to inspect Septic and Water well systems. Also, appliances are cursory (operating or not.) Lastly: I would like you to follow me around on the inspection (or be available on site). Beacon Light inspects as if it was my house and my hard earned money.

Dave did a residential inspection for me in July 2015. He showed up prepared and knew a lot about the St. Clair Shores neighborhood. He is an expert with waterfront/seawall issues. He did a thorough job for a reasonable price. I will use him next time. - Steve

Report was inclusive as to what would have to be upgraded and an approximate cost. Inspection left nothing out. Time frame was exceptional.

We contacted Dave to do the inspection of a condo we wanted to purchase. Dave is thorough, intense and experienced. He let us know of any problems found and provided suggestions for possible repairs, answering all questions on site. Suggest contacting contractors to precisely explain repairs and an estimated cost. I would suggest Dave Wilemski to a friend if they needed a reliable and experienced home inspector.
