- What should the customer know about your pricing (e.g., discounts, fees)?
Pricing is not complicated, just needs to be accurate. In certain areas where homes are not congruent to the neighborhood and we can not value adjust comfortably, then bring in an appraiser as a second opinion.
- What education and/or training do you have that relates to your work?
Sure do. Several choices out there. Best I have found is to at least attend two conferences a year out of state on a national basis. Webinars are off the charts. I pick and choose the most valuable. I hire a web designer to stay on top of my social marketing, which is very much a must in today's market. Continual ed on short sales is very important. Rules are ever changing.
- Describe a recent project you are fond of. How long did it take?
Most recent was a 203K with a tremendous amount of issues. Seller was frustrated because of the timeline. I knew that this offer was a good one and worth the wait for the seller. Weekly I gave updates back to the seller regarding what was going on every step of the way. Closed the transaction and all was well. Several short sales come to my mind Week after week staying in touch, contacting the service provider, staying on top of tasks and then getting a clear to close with no deficiency to sellers.
