- What should the customer know about your pricing (e.g., discounts, fees)?
Our pricing is customized based on the type of property or community, the level of service needed, the size of the portfolio, and the scope of management responsibilities. We believe in transparent pricing and clearly outlining services, so clients understand exactly what is included. For property management and association management services, pricing may vary depending on: • Number of units or homes • Type of property or community • Level of administrative and operational support needed • Frequency of inspections, meetings, or site visits • Leasing or sales services requested • Financial management and reporting requirements We provide detailed proposals outlining management services, fees, and any optional or project-based services before moving forward. Our goal is to deliver professional, responsive, and technology-driven service that provides long-term value and helps protect our clients’ investments. We are happy to discuss customized solutions for individual owners, investors, and communities of varying sizes.
- What is your typical process for working with a new customer?
Our process begins with a conversation to learn about the customer’s property, community, goals, concerns, and expectations. We believe every property and association is unique, so we take time to understand what services and level of support are needed. For new clients, our typical process includes: • Initial consultation and needs assessment • Review of current operations, governing documents, leases, financials, or property details • Discussion of goals, challenges, and management expectations • Customized service recommendations and management proposal • Onboarding and account setup within our technology platform • Transition of records, documents, vendor information, and communication systems • Establishing clear communication channels and points of contact • Ongoing management, reporting, maintenance coordination, and support For HOA and association clients, we also assist with board communication, document organization, homeowner communication, financial reporting, vendor coordination, and operational planning. For property management clients, we focus on protecting the investment through responsive maintenance coordination, tenant communication, leasing support, inspections, rent collection, and organized reporting. Our goal is to create a smooth, organized, and professional experience from the very beginning while building a long-term relationship based on communication, trust, and results.
- What education and/or training do you have that relates to your work?
Our team combines professional education, industry certifications, continuing education, and years of hands-on experience in real estate, property management, and homeowners association management throughout North Carolina and Virginia. Owner Debbie Rogers has been a licensed real estate broker since 2008 and holds a bachelor’s degree in business management from the University of Mount Olive. Our company also includes CMCA-certified association management professionals and experienced property management staff dedicated to ongoing professional development. Our training and professional involvement include: • CMCA (Certified Manager of Community Associations) certification • Active membership with Community Associations Institute (CAI) • Active membership with National Association of Residential Property Managers (NARPM) • Active membership with North Carolina Realtors (NC REALTORS®) • Continuing education for North Carolina and Virginia real estate licensing • Training in HOA governance, fair housing compliance, leasing, maintenance coordination, budgeting, collections, and operational management • Technology and software training focused on modern management systems, communication platforms, financial reporting, and homeowner and tenant portals In addition to formal training and education, our team manages more than 300 residential rental units and 25 homeowners associations, giving us extensive real-world experience serving communities, investors, landlords, and homeowners.
