- What should the customer know about your pricing (e.g., discounts, fees)?
Sellers pay nothing upfront. Commission is negotiable, disclosed clearly, and put in writing before anything is signed, then paid from the sale proceeds at closing. Every listing includes a staging consultation, light staging, and an appraiser's price opinion arranged after the listing agreement is signed. That price opinion is done by a licensed appraiser, never by me, and there is no added cost to you. If a home needs full professional staging, you hire and pay that vendor directly, and support with a portion of that cost may be available as a credit on your closing statement, confirmed in writing. For buyers, my compensation is explained and put in writing before we tour a single home. No surprises, no fine print.
- What is your typical process for working with a new customer?
We start with a no-pressure consultation, usually a phone or video call, so you can tell me what is happening and what you want the outcome to look like. For sellers, the path is: home walkthrough and honest assessment, listing agreement, appraiser's price opinion, a prioritized prep and staging plan, professional photography, listing and syndication, then showings and open houses. Showings are conducted by the buyer's agent and coordinated by me, using SentriLock lockboxes that log every access, so you always know who entered your home. Open houses are hosted by me personally. You get feedback after each showing, a weekly market summary, and a call the moment anything significant happens. Negotiation, contract-to-close, and move coordination are all handled by me. For buyers, we start with a needs consultation, put compensation in writing, tour communities, then build offer strategy, negotiate, and manage due diligence through closing. You work with me the whole way. You are never handed off here.
- What education and/or training do you have that relates to your work?
Licensed in North Carolina, License #319609, with Keller Williams Elite Realty. Before real estate, more than 25 years went into running my own businesses, which is where the habits my clients notice came from: returning calls quickly, keeping promises in writing, and treating a relationship as something that lasts past the transaction. Ongoing training keeps me current on contracts, disclosure requirements, and pricing strategy. Just as important is the hands-on study of three specific markets: Brier Creek and the 27617 area where I live, the 55+ and active-adult communities across Wake and Durham counties, and the California-to-North Carolina relocation path. Market data gets refreshed against current numbers before it is ever quoted to a client.
