Sorry this pro can’t do your job, but we know other pros who can.
Introduction: Simple, knowledge and determination!. Recently I inspected an 85 year old home, the seller was confident of the homes condition since he had only owned it for one and a half years and had home and termite inspections done when they purchased it. There were difficult to access portions of the crawlspace and attic that the other inspectors had listed as inaccessible. I am fit and lean, I inspected those areas, and found old asbestos insulation, floor joist ends damaged from water and termites, even damaged roof rafters in the portion of the attic that had not been inspected. My client elected not to buy that house, and had me inspect a newer one a week and a half later. The seller of that house was looking at a 100 year old house, and asked me to inspect it based on their buyers (my client) talking about the work I had done for them.

FAQs

  • What types of customers have you worked with?

The most common job is a house that is less than 15 years old and that everyone thinks looks fine, typically, I find hidden problems that the buyer is very happy to find out about. Generally the buyer will then either request the seller do repairs or give some price concession so that the buyer can have the repair work done. Although the newer house is more common, I do plenty of older homes also such as the near 100 year old homes close to the village centers of Southern Pines and Pinehurst.

  • What advice would you give a customer looking to hire a provider in your area of work?

Evaluate the Inspector, does he have a website that give you real information as to who you are hiring? What is his background, and experience, does he have a record of professional performance throughout his adult life? Or is he just a contractor who can't keep busy at his regular work, and thinks he can pick up some extra money doing a few inspections. The average carpenter/home builder just doesn't know enough about plumbing, electrical, heating and cooling, and how to see the little clues that an experienced, highly motivated Inspector uses to find hidden problems.
